Use straight potting soil. Use a water meter to water and use a little plant food in the water. Don't over water.

Looks like to much water.

Could be one or both of a couple things. First is that they do a lot better with more soil and room. And second is with more drainage.

I had a similar problem with mine which I started from two small cuttings, until I reported into a bigger terra cotta pot and took to watering it maybe 1-2 times per month. It has since perked up, and grown a LOT of new leaves and new sections entirely growing up from the offshoots.

Ignore it, give it drainage and room, give it sun. And when you water it on occasion, pop in a couple drops of your favorite plant food. I usually give mine just regular Schultz liquid concentrate mixed with the water. Occasionally, when I water my orchids (same ignoring kind of idea works with them too) I give it orchid food.

They need to work out the details then, so the two don't just blend together.

The best soil to use for Jade is succulent soil that drains fast!

Id say too much water, and not enough sun.... neglect them!
