We have a 3-stall attached garage, where we park two cars and use the third stall for storage, workbench, and exercise equipment (no basements in our area). We are considering taking some of the space at the back of the third stall (by the door into the house) to reconfigure a utility room in the house (which will then allow the addition of a bathroom). All of the stalls are 22 ft long. Question: How much could we take from the 3rd stall and still keep it reasonable for parking at least a small car, if a future owner actually wants to park a 3rd car there? Please note that although 3-car garages are in 40-60% of the houses in our neighborhood, I have NEVER seen them used to actually park 3 cars. Most people use at least one stall (or more) for other purposes. In my research, smaller cars can be as short as 13', while mid-sized cars are around 16 ft. Since this would be a more or less "permanent" alteration, I don't want to do anything too odd. The additional bath and remodeled utility room will add value to the house, but I'd like it to still be considered a house with a 3-car garage.
