Feedback On House Plan

This is the plan we are sending to the draftsman. Please let me know your thoughts....goodness knows I've stared at it till I'm blue in the face! A little background: family of four, two children ages 5 and 2. Building in Florida.

On the houseplan you'll notice a small central room....initially this was the laundry room, but due to code, we couldn't have it in the center of the house. So, we added it on the back and that new central room will be "the pet room" (we have a dog and cat) and storage. Or possibly a small office. Also, there is a "formal dining area" to the right of the home entrance. In actuality, this will be the kids school room (as we home school). The room to the left of the entrance is husband's den. We will have all dining next to the kitchen. Thoughts?

Also, size is a little over 2800 sf.

Yes, I see what you mean about the dead space in the closets! Also, I agree about increasing the width in the laundry room. My husband and I were just discussing that. We are also considering stacking the washer and dryer to make more space....

I'm also glad you mentioned no natural light in the kitchen....that is something that hadn't crossed my mind! Thank you for your insight!

Also I would at least put a small window in the laundry for natural light.

My dad does appliance repair and that space would be tough to work in, so something I am always aware of. :)

love the great room (openness) feel of the floor plan. Agreed with the comment of the wall sharing idea of the bath rooms. However then it appears you lose access to that bathroom from the lanai. Depending how you will use your backyard this may be handy keeping the kiddos from traipsing thru the house. the laundry room does look like it will be tight and dark. No where to stack baskets of dirty anything or fold clean clothes. Having the laundry room at the back of the home shortens your vent to the exterior, might make your dryer more efficient! Although having the laundry in the back of the house might prove cumbersome with young children when they come in with muddy or dirty clothes (maybe that is just my kiddos). Stacking units sounds like a great idea. Using the center room for utility and pantry storage will be awesome. There are a lot of doors in the entry way hall. Possible to move these down (stagger)? or put sliding barn? Nerve wrecking this part of the building process...will it end up the way you envision! Best wishes to you.

Thank you! Yes, I agree with you both that the laundry needs at least a small window and more space. I'm so used to a closet type laundry that this feels large, but you're right about stacking baskets and hampers! We are keeping the third bath off the lanai, since it's for the kids when they come in all wet and dirty ;)
