Help Needed: Great Room Furniture Arrangement

My husband and I are looking at houses and have found one we really like at a good price. It could use some updating (mostly cosmetic) but we are okay with that!

One issue we can’t see past though is the layout of the family room- we like the open feel but are having a hard time figuring out if we could make the tv and furniture placement work well and look natural. I have lurked on this forum for some time and was hoping that you all would have some ideas for us!

I am attaching some pictures. The first is from the house we would buy, you can see the fireplace has a door to the deck on either side. What you can’t see is that the left side of the room is open to a kitchen/breakfast area and the opposite wall from the fireplace is an open hallway. The wall on the right is where we can see our tv and current entertainment center/bookshelves looking nice. But where to put a couch or chairs? (doesn’t have to be our current furniture) Am also attaching two pics of a house with the same floor plan bc you can see what I am talking about better with the wall placement although ours would not have that half wall between the breakfast area and living room.

One thing my husband is totally against is having the tv above the fireplace which I know is going to be the general consensus around here so really looking for an alternative idea!

Lots left over from the 80's here - dining chandy, ceiling fixture in the kitchen, vertical blinds over sliders. That would be a great place to start. Try some motorized shades up there instead. How many will you need to seat in the room? What activities other than TV and FP watching do you envision here? Would you want the dining area in the kitchen end of it? Always possible to "L" two sofas or a sofa and two chairs in front of the FP with the dining table at one end and the TV at the other.

im good with making the right slider not 100% unusable if that makes arranging for the tv easier.

can you see putting a sofa perpendicular to fireplace and two chairs or sofa at a right angle to it?

do have any measurements of the space?

Kelley, thanks for your response! The room is 20 X 14, it seems significantly longer than it is wide. I like the idea of the putting the sofa perpendicular to the fireplace but it seems like half the room would then be empty... any idea for the other half?

You are really limited since your husband doesn't want the tv mounted above the fireplace. I agree with Kelley Dockrey put the largest sofa perpendicular to the fireplace and mount the tv on the wall with the blue sunburst. Get a media cabinet below the tv and place chairs or another sofa on the wall facing the sliders. Get a console table for behind the perpendicular sofa to create two rooms.

RED, the op explained that that photo is not her home. in her home the tv is going on the wall to the right. no blue sunburst.

Thanks everyone for the ideas! There is actually already a breakfast area in the third picture that is an extension of the kitchen where we would put a table and chairs. There is also a separate dining room in the house (not shown) I really like the ideas for replacing the blinds with motorized shades, if we do go forward with the purchase of this house we would do a kitchen remodel.
