Small bathroom/laundry combo layout.

We are working on floor plans for a new build (a small house around 1100 sq ft). We are considering combining the laundry and bathroom into one room. This would be the main bath for 4 people (plus a powder room). My parents have a similar set up and it seems to work well. I am curious to see if any of your fresh eyes might have ideas to optimize the layout/space? Right now the space allocated is 9.5' x 11'. The left (west) wall is shared with the kitchen, the right wall with a bedroom, the north wall opens on to a hallway lined with storage/shelves (brown) the south wall is an exterior wall. The placement of the door and any windows (we will definitely have one) is flexible. If it would make the space significantly better the foot deep north wall could be absorbed into the bathroom/laundry. Since it will be the main shower for the house it would be good to be able to use the shower space and sink/toilet space simultaneously.

Hopefully that isn't all too confusing. Any and all suggestions are welcome. Thanks in advance.

Congratulations on building your new, small home!

Our family of four just moved into our 1200 sq ft house. We chose to put our laundry in our main bathroom (with a shower); we were able to eek out a second bath with a tub. The shower stall is a Fiber-Fab model 38 and we are very pleased with it and totally recommend. I insisted on a side by side washer and dryer so I can have a shelf above them for three baskets to sort the dirty laundry.

Our's was a total gut renovation that stayed in an existing footprint, but I'll include our drawings here in case it helps you.

We've been here for about 6 weeks and we are very very happy with the floor plan. We are doing our best to be very discerning about what we bring in to the house and so our furnishings and 'things' are very minimalist right now, but everyone who visits comments how spacious it feels.

Our master bedroom is pretty big (we have a king size bed and still have a lot of space left.) If I could allocate some master bedroom footage and the little mudroom footage to the kitchen, I think it could be perfect, but we did the best with dimensions we had.

If you have any questions, let me know. I love talking small-house building :-)

I did that too. I have it in a 10x8 space. I stacked my w/d because of small size, and used a small euro set. My laundry space could be larger but it works fine. I use the sink counter space to fold clothes and have a pull out tray that is part of the stacking kit. I have a small vallet rod that I pull out to hang a few clothes. I have a drawer pullout ironing board that is ok, not great for ironing. I kept my large board for more serious needs, but have to keep it elsewhere in the house. I don't have my toilet separate. I have a 36x60" shower and love it. I could have gone with a 36x48" shower pan too and would have been happy. I have 2 doors coming into my bathroom and wanted to maintain that set up. I could have used a full w/d set if I took out one of the doors, I believe.

One thing to keep in mind is the venting and that you'll probably be advised in your installation manual to put your set on a load bearing wall for support of the huge forces that come with a front load washer. If you are on a concrete pad then it won't bee an issue.
