Any update on this - which way did you go? We are in a similar position where we are trying to decide between a design-build firm and a architect-bid one. Concerned that I may be over-paying on the design-build side but not sure.

Sounds like you paid a design fee upfront; can I ask what that worked out to be? Our DB firm is charging $1,500 upfront to design out a space conceptually and work a few layouts, finishes, etc that coincides with our budget. If we can agree on a budget, we pay 10% to move to next phase and have full blown drawings made, etc.

If you want high quality and less price lower your square footage and reduce the number of corners on the house. Realize that everything costs more so build in a ten percent contingency amount and if you change anything after contruction begin it will cost you dearly.

Thanks for your response. So would it make more sense for me to go with an architect that will draw things out and then bid out the work to control costs and make any changes along the way if needed?

Also, keep in mind if you delegate each task to a different contractor, you may end up in a mess. The firm that did the initial drawing has a complete picture in mind, so be very aggressive about reiterating the vision should you hire another team.

I've had a client do this a while ago. He wanted to build three townhomes on a small lot, and of course wanted to cut the price and kept hunting down alternative contractors and ended up with a bunch of contractors basically running around. Long story short, 3 months after my initial consultation and having seen the plans, I walk into a townhome to install a cornice in a bedroom WITHOUT A WINDOW! If I'm not mistaken, legally it couldn't count as a bedroom, so he ended up with a 2BDR home instead of a 3BDR. Whatever money he saved he lost in the price cut.

@ Priority, While the OP is probably nearing completion, if not done, with the project (posted April 16, 2015), the reference to bidding out to multiple contractors was in regards to comparing bids in order to select one.
