Appliance allowance

Hi Everyone!

We just broke ground on our new home in Georgia. Totally new to the process and trying to figure things out. My question is about builder allowances. So far we have only been told our allowance for appliances. The purchase price of our home is 900k and we are looking at a price per square foot just over $200. The builder allowance for all kitchen appliances is $7500.

Does this seem like a reasonable amount? Never done this before so have no idea, just disappointed that it doesn't seem to stretch very far.

Thanks all! Enjoying looking at everyone's progression. :)

We originally thought we needed around 10K for appliances (based on listed prices), but came in at 8K with Black Friday sales. Some brands may not offer much savings even for events like that. Our cooktop is Thermador and they didn't really offer anything like that. Just a package deal if you bought more than one appliance in that brand. Our appliances are mostly mixed brands.

I just did my appliances and spent about that but I did appliances outside of our building contract so I could get more bang for my buck. I got Bosch dual fuel slide in range, Bosch dw, Sharp microwave, and one of the top model Samsung counter-depth fridges for a bit less than that. Took a lot of shopping for the best deals. My builder priced my list for me at his supplier just for kicks and they couldn't touch the prices I got.

I tried to squeeze in Thermador but a range alone is nearly that. You will be short, perhaps substantially, for any of the premier brands like Wolf/Subzero, Thermador, or even, I think, Kitchenaid. You could probably do Electrolux though I didn't look at that brand too carefully.

Edit: Oh, yes, GE. I did look at the GE café line. I think it was a little bit higher all in but within the range as noted above.

Thank you everyone for your responses, it is really helpful to hear what everyone spends. We were hoping for maybe the thermador professional series (realize that wolf and viking etc are out of range) but even that seems too much.

I didn't know if there was a typical percentage that these allowances are based on. We plan on talking to the builder of course but I like to do my homework!

For a nearly million dollar home, I think that your allowance is a bit low. Again, I'm assuming things, but I associate a home like that to be outfitted with higher end appliances.

I don't mean you need to get a La Cornue and a Sub Zero, but I'd expect more than Kenmore and Amana.

We spent around what your allowance is for a kitchen redo, in a home that is not in your ballpark.

Thanks mimipadv, that was my thought. We aren't expecting the moon- but we have half the appliance budget of a friend building down the street with a different builder (her house is a bit more but not twice as much!)

Yes, we definitely could not get the Thermador range for that. We just got the cooktop with separate double ovens of another brand. We ended up with a mix of Samsung, Kitchenaid, Thermador, and Frigidaire. I was not opposed to mixing so that I could get more of what I wanted.

I did not pay attention to the price of your home and agree......I think your allowance is very low for a build of that amount. I would expect higher end appliances.

Is it just the build or is this a development where your whole cost all in is 900K? i.e. land, design services, permits, land development, utilities, etc.

aleleux1, I echo your sentiments about mixing and matching. I mixed because I wanted each appliance to suit my specific needs and wants, and you probably won't find that if you buy a suite of appliances, that each one is "just right" for you.

If you prioritize a matched set, it's the way to go. I felt that at least for stainless appliances, they all look similar enough to provide a cohesive look when united in one kitchen.

Also, from what I'm reading here, the rebate deals when you buy a suite aren't what they used to be.

Oh yeah don't forget the range hood. I got a strange brand from somewhere I will have to go look it up. Good price. But that complicates matters.

Jn3344- this is a new build in a neighborhood where many people are tearing down and rebuilding. So the original house was torn down and we are building a floor plan of our choosing from an architect. The builder bought the lot and we agreed on the floorplan and square footage before purchasing. Every other new build going up in the neighborhood is at least 200k more than us (a variety of different builders and square footage)- but we are building what we can afford. So while I know I am not going to be able to get the same brands as the other new builds- I want to get things in the same neighborhood of quality if that makes sense.

our appliance allowance was about 1.4% of our total construction cost (not including the lot). So assuming $900k is your construction cost.....that'd be about $12k. It's a sample size of 1, but your allowance does seem low in comparison.

Our home will be around $800k and we'll spend about $20k total for appliances. That includes a 36" wolf all gas range. If you want to do double ovens you'll be even higher than that.

If you're looking at basic appliances that you'd find in a middle-class home, you're going to be fine. On the other hand, if you're expecting to choose upscale or oversized appliances, you're going to bust that budget quickly.

I agree that for a house of this cost, I'd have expected more.

As for mix-and-match, if I were planning to resell anytime soon, I'd try to stick to one appliance line ... but if I were just trying to please my own self, I'd care more about each appliance's specific features.

We are building too and are looking at mid range appliances (bosch oven, bosch or similar induction cooktop, KA or LG cabinet depth fridge, LG W/D) and have priced all it out around 8-10K. Your allowances do sound a bit low.

Seems very low. My home that I had built in 2009 for $167K had an appliance allowance of 7500.

We are building in GA also at around 700k. We got 9k. We went to a local appliance store for the jenn air pro line 36 in gas range, second oven, microwave, dish washer. With Jenn air fridge we came in at 12k.

We are building in MO, our house is300k and our appliance budget is $7500. I mixed and matched. We went with a 36" Thermador cook top, Electrolux double ovens, Bosch dishwasher and GE French door refrigerator for $8k with taxes.

I'm at $7500 with builder discounts for Frigidaire Gallery series including a refrigerator. There is a HUGE markup in appliances so you shouldn't use retail process. I'm at about 50-60% of MSRP.

You might be surprised how far your money goes but if you are looking at high end or pro brands you are not even close I think.
