Where do you live? What are the demographics? Young families? Young single professionals? Boomers? Is there another tub in the house? Are you selling within 5 years, or is this your forever home? If its your forever home, go for it, even if there is no other tub in the house. But if you're in an area with young families, and there is no other tub in the house, and you plan to sell within 5 years, I'd keep the tub. You can still have a luxurious shower with a tub.
