That mounting bracket is so high for a TV. Are you planning to lower it?

Can you,show other views of the room? Can the TV go in one of those cubbies?

Thanks for commenting. The TV does not have to go on the FP. And yes, the bracket can be lowered....good idea. The wires for TV/cable are located in the right cubby (as you face the FP) so the right cubby would be best for TV placement. I'm attaching another view. I would rethink the loveseat option if you can possibly fit a sofa. People hate to share a loveseat. I would also suggest swivel chairs so they can face the sofa for conversation and swivel for tv watching. I'd also like to see symmetry in the cubbies. The tv would look nice either on the fireplace (lower as suggested) or in the cubbie. Congrats on new home.

It is difficult to get a feel for the room only looking at this one end. Is the rest of the room defined with a wall or is it open? It also looks like a staircase is coming down into the space. Could you do a built-in corner cabinet on the right for the television and media equipment with a matching bookcase/shelving on the left. Then you might be able to do a full couch and love seat in an "L", or possibly a sectional depending on how you want the room to feel.

Found some pics of home on the Internet. The front door opens into the living room. The living room is on the left and the kitchen and dinette on the right. The staircase is the right border of the room. There needs to be ample space between the living room furniture and the kitchen to allow for walking room to stairs and hall. We figure that the furniture can extend no more than 8 feet from the fireplace. I also found an old pic of the house before it was empty.

I'm glad that some think we have room for a sofa vs a love seat. I was thinking we needed to scale down the furniture for the space but I do think a sofa is more comfortable than a love seat.
