is it assembled on site? how much is it? I am in northern california, and need a size that is about 8' x 12'overall footprint.

You can learn more about this specific design here: http://www.summerwood.com/products/home-studios/urban-studio/135597/detail.html. It is a 10'x12', however as custom builders we can build anything that we sell in any set of dimensions that you'd like. 8'x12' is a very popular size for us!
