Can you draw out the floor plan including openings and windows and fireplace size and location.

Are you ready to say 'goodbye' to the '80's? Do you have a larger TV in photo 2 than the one in photo 1? How many doors? Glass ones to outdoors and solid one to the garage? Is the pass through window necessary? Is there a formal dining room elsewhere in the home? I think traffic lanes are a major problem here? Are there any doors you can eliminate and still enjoy the space?

I'm ready to say goodbye to the 80's. Unfortunately all of the doors are nescesary and the the pass- through is to the kitchen which would be dark without the light from the windows. We are currently working on the kitchen with paint and new appliances and new countertops so this room will be next. I will try to send a floor plan. Thanks for any suggestions you may have.

Even though it is in the corner, FP is always your focal point. Start some ideabooks about FP and looks you like. Would you want to face it with stone? I'd clear both walls and remove the hammered metal trim, wood mantel, shelves, etc first. A mantel that wraps around the corner and works for both sides would be my choice.

I really like a lot of your comments on the fireplace mantle and the TV consol. We will be purchasing a new console. I will try to send a floor plan with measurements. Thanks

The link above was very helpful in seeing how the corner opposite the FP looks, and the one you posted below is what I'd be doing in place of the cabinets you have in your dining area. Could the cabinets be transferred to the area between the solid door and the FP for TV and for storage? Placing a long trestle table closer to the window and using a banquette/bench behind it for seating (with storage inside if you like) will give you more space at FP end of this leg of the "L" for arranging furniture.

Those cabinets have been built into the wall and would be a major problem to move. I was thinking about a smaller round dining table and 4 smaller chairs. There is just my husband and myself here.

NIce floor plan. That is a very efficient floor plan; I like it. If possible when buying a fridge find a counter depth, a built in to counter depth or bump the wall out deep enough to slide the fridge in all the way to where the door opens so you ave plenty of room in your kitchen. Fridges today are 36 inches deep at least and really stick out into the room so a bumpout done in painted plywood or in your garage would be nice. I hope that is the garage. haha

Place the low TV console on the kitchen sink wall and buy a very long low lean sectional sofa. Put the short side where the cabinets are and the long side on the long wall. Put the recliner in the corner at the end of the sectional facing toward the TV wall on an angle.

Find two small cube tables to use as cocktail tables that can be moved for snacks, remotes, etc.

Find a slim open console to place between the fireplace and the door and put an upholstered small bench under the console for extra seating. Add long mirror on one side of console and hang a small pendant lamp for lighting over the console OR find a fun lamp that works with the bench and console.

A small colorful armless chair can be placed next to the console for color and extra guest seating but out of the way during the day.

Actually this room below could work in your area. Roman shades in a pattern in the room to work with art. Sofa on legs to open things up. Small tables for cocktail tables instead of gynormous cocktail table. You will probably have to do floor lamps or wall sconces on long wall behind sofa. Sconces should be between 58 - 64 inches from floor if you do them.
