you are saying it is bare to the studs? are there no plumbing works fitted yet? if not I would put kitchen sink back to back with bathroom. Place closet next to bath to make most of space. Also it allows for less embarassment when entertaining. Run hall along one side for max wall space. Bed room must be at least 9' deep for bed placement (I am assuming one). Bath 5' deep, maybe 4' if shower only. That leaves 18' for kitchen and LR. could do more if we are same page.

Yes, there is plumbing in and kitchen and bath do back up. Currently bedroom is approximately 12' 3" by 7' 9", kitchen/living room space is approximately 18'3" by 13'3". Bath is between bedroom and kitchen area and about 5' by 7'9". Hall does run down one side where is presently 3 closets (small) and bunk beds built in 24" by 72"

so maybe we otta look at this space? cause that is definitely not bare studs. So a rough diagram with measurements, pointing out what is there would really help everyone.

    Thanks, I'll work on that.

well betty, we have not seen but we guess so. Perhaps you would like to start your own dilemma, and people will come along to help you. don't forget pics!

pear, may i call you pear? tehehe

Is it just for you now? cause we can change the whole dynamic, depending on how many will use at any given time. are you renting, are there little ones?

There are just 2 of us. The 75x82 is a slider to the balcony. That closet is not in the bathroom but rather it is I the bedroom.

Yes, it is at the beach

This will be for full time living for 2 senior citizens

Ah, then i deleted above, because there is no reason to give you 3 million space saving devices to fit many people when there are only 2. Some still might come in play, but we don't need all the day beds and stuff.

I would still make the entire right wall storage, and eliminate the closet in the bed/bath, the space is so small in there. You need to place your toilet and sink on the drawing, because, it can be really difficult and expensive to move the toilet plumbing around.

So to start with what colors and styles do you like? do you have your furnishings?

Also I would remove most of the doors indicated and use sliders, less blockage in the hall way and bedroom.

How much do you need the back tiled space, like a porch? It would really make a difference if the whole back section was your bedroom?

How about an L in the kitchen, coming across, on the living room side and then running down, this would give more room in the kitchen and you could eat there.

Final question at the moment, what are the chances that others will be coming to stay with you? we would need to bear that in mind.

Not much chance of people staying with us---too small. Toilet and sink back to the kitchen wall. Tub is almond 5' wall. We do not want a tin only a shower. We will be purchasing all new furniture. We are open to different styles. Unfortunately that back tiled space is the entry into the condo. I wrote about the slider on the living room but the other window is floor to ceiling. In the kitchen area at present there is an electric cook top. Stove, sink, and dishwasher. The refrigerator is on the other side where you see the 4' number. All this could be changed

Sorry about the misspellings . Should say ALONG 5' side. Should say NO TUB

    Light colors throughout.
