Hi everyone,

Just bought my first home and would truly appreciate some design help on how to lay out the space. This is a living room/dining room combo.

I was thinking of putting a small mantle/electric fireplace between the two windows, a couch on the far wall, and 2 accent chairs opposite to the couch. The dining room would therefore be right next to the accent chairs.

I've included pictures of the current layout (from the current homeowners) and some sizing information for the room itself. The pictures make the space look much larger than it actually is (realtor pictures!!)

Any thoughts appreciated!!!
