Need advice on replacing air conditioner

Hi,

I am replacing an old air conditioner, 4 tons. The air handler was original to the house, 30 years old.

The house style is ranch, it cools bigger part of the house-kitchen,dining, family, living rooms and will be cooling newly built den (has windows, large sliding door and 2 skylights).

Some a/c professionals suggest to replace it with another 4 tons unit saying it's enough for the space and a newly added room, others feel safe to install 5 tons air handler.

Also, some suggest to change the ducts, all of them rigid and flex. Others suggest to change only flex and insulate the rigid ones on the outside. None of them said that we have a problem with existing ducts though.

Some suggest to put single stage unit stating it's sufficient for this applications, others recommend variable speed a better option.

Each of those options come with the price and when added a huge price tag.
