Shine and wear?

Hello, we're looking to replace our our entire downstairs flooring with a high gloss tile. But I'm concern with the durability, longevity and shine maintenance this tile in a high traffic area. What type of tile is recommended and approximate cost associated with it?

    Good Morning! We recommend porcelain tile for the use you've described. Natural stone must be sealed and will lose its glossy shine over time, requiring it to be polished. A glazed porcelain tile will not lose its shine and will hold up to traffic wear. Porcelain tile does not require a sealant, which saves you cost, time, and energy in maintenance.

    Regarding approximate cost, natural stone installed on plywood averages $15 to $20 per square foot (all materials and labor) while standard porcelain tile installed the same way averages $10 to $15 per square foot (material and labor).
