I would hire an architect right now before deciding on anything the amount of money you are willing to spend should make it happen but pro help from both an architect and an interior deisgner will be a must and one of them should be able to help with choosing a contractor.

Depends on where your located. In Indiana 250k goes along way. I always suggest talking to a builder that does this type of work.

250K may go a long way in Indiana, but not far enough to cover doing a 100% gut remodel, roof raising, and addition. There isn't anywhere that that budget could make that work without it being 100% hands on DIY and taking 5years to do. Just the addition is gonna eat up most of that money, almost anywhere.

Your scope of work would be cheaper if you did a teardown and new build. Buying a house that you don't like and that isn't big enough is never a wise course of action. Remodeling something that extensively will always cost you more than building new, and certainly more than buying an existing home that s already remodeled to be what you went it to be.

Learn to love this house. As mostly is. Or get a MUCH bigger budget for your wants.

The budget is not realistic. If you do not have an accepted offer, consult an architect and contractor before proceeding. If you have closed escrow, think about what your highest priority is, then consult an architect and contractor.

I would say you have about 50% to 60% of the needed budget based on pricing in our area.
