Though I nearly always agree with Beverly's great suggestions, in this case, I don't think her arrangement will be as good as Maryann's arrangement because I don't think you'll be able to center the coffee table and rug on the fireplace with Beverly's suggestion. I think the whole room would need to be left justified toward the long wall and I think it will look odd due to not being centered on the fireplace. It doesn't look like that in her rendering, but I'm guessing it won't quite lay out like that in reality. I'm thinking the sofa facing and squared on the fireplace is going to be the one that ultimately fits best, with the TV on the long wall.

Ann, good point,............here is that layout. Of course the layout is not to scale, and Maryann's layout is an option, but like I said in my posting......................this forum is filled with people asking what to do with all the wall space around their TV's. I'm just trying to avoid that. The OP has the option to try the room both ways.

Studying all your pics more (which are very helpful, thank you), another option might be as the previous owners and Beverly suggested as far as sofa and TV placement, but with the rug running the opposite direction of how it currently is (centered on the fireplace) and with the chair pair flanking the fireplace. I'm thinking you could get the front legs of all the furniture on the rug and the chair pair and centered rug would bring nice symmetry to the fireplace. Also, this way, all the pathways into the room from all directions are wide open. You could test any of these three arrangements by spreading newspaper on the floor opened up to the exact size of all the furniture pieces. My neighbor did that and I thought it was a genius way to test arrangements. We had more fun drinking wine and making newspaper chairs and sofas in her empty room:)

Beverly, I like this new one. I'm thinking the chairs might be bigger and the room smaller (almost making it necessary to take the chairs back where you have the two new chests), but we'd need all the measurements to determine that. What do you think of the third option I just discussed? Possible? The art situation does become much easier if the sofa is on the long wall and there is a nice, large horizontal piece of art over it. In scenario 3, I think the chairs would need to be on the sides of the fireplace (backed nearly to the windows) rather than in front of it so the sofa would have its spot on the long wall.

I admit I skipped some comments. Here is my take:

Get all your seating off the walls. Center the rug on the fireplace. Center the seating on the rug with appropriate coffee table and end tables. TV on the wall across from the kitchen.

You might even add a comfy chair in the corner for reading by the fire.

Ann, I agree with you on the chairs being on the side of the fireplace rather than in front. The 2 chests that are in front of the windows can go on the side of the TV that is on the long wall. The chests do not have to be right next to the TV console, and this will help to fill that space on the floor.

Just noticed, heating ducts near the windows - do not want to cover those.

Shirlpp, she doesn't own the chests yet, so they might not be needed at all.

I'm guessing there won't be room to back the sofa to the kitchen without getting too close to that high kitchen counter (and blocking/complicating the entrance to the kitchen and nook), but I might be wrong.

I created couch sized newspaper cutouts and tried every option recommended. I must say. Having the chairs in front of the fireplace is my favorite place for them. I didn't realize how much the tall backs were blocking the view.

I don't have the couch yet so it's hard to visualize anything else right now, but I wanted to thank you ladies for the awesome suggestion to move the chairs.

And can I take a moment to encourage you, when it comes time to choose the artwork, to focus less on what will "match " the furnishings and more on finding art you think is fabulous, and love to look at! It will inevitably result in a room that is more personal and interesting.

Drdeb makes a good point about art. I will say though, of the choices you found earlier, I thought this one was very nice! If you do put art on the shorter wall opposite the fireplace, now that it's unlikely to have furniture on it (since the sofa will float in the room), consider quite large art for that wall (something like a 48" square). But, definitely best to wait for any art until the furniture is figured out. Not sure where you found your art, but I have had very good luck with greatbigcanvas.com a couple times and they have many different size options for every piece of art. They also have good coupon codes (wait for the 45-50% off codes which happen at least every two weeks or so) on the entry page of the website. They also have floating frame options that are quite nice for just a little extra money.

My couch is finally here! I kept the chairs where they were and added the couch opposite them. Here is how this setup looks:

Oh and for the little wall, if I keep the couch there, I'm thinking to add wallpaper like the picture below to hide the air filter (after painting the filter the same color as the wall).

Well, the furniture is lovely, but the layout is quite unfortunate looking. I would most certainly push the sofa so that it doesn't stick out and rethink the chair placement.

Though I do see the limitations in the space...if symmetrical arrangement around fp is desired then I guess there's not much else to do.

Everything is looking so beautiful, nice choices! I'll leave it to the experts to comment on the furniture configuration, though I do like the view from the hallway and how you can see one of the pretty chairs. Regarding the art, you're still determining what size it should be, but I'll put my two cents in regarding composition. Of the options you posted on Nov 18, I like the one with the bit of pink/coral and gold in it. I find the mainly blue choice too matchy-matchy. The other one provides more options for soft, frresh accent colors.

I like the arrangement and the new sofa is just beautiful. You have room for a long slim sofa table behind the sofa, which would soften that look a lot.

Try this with a 10x12 rug, ceramic garden stools for tables by the chairs and chests under the windows, art behind the sofa.

Decoenthusiaste, that's the other design we're considering. Will try it out and share pictures as soon as I get some manpower to move the things around. Will keep you updated

I wonder if you can put your TV on the right of the fireplace (angular). I know you're not supposed to put TVs against the window, but that might be your best compromise to get the couch against the big wall and your chairs back on the smaller wall, all facing the TV and the fireplace. You'll need good shades on that window to block the light if you want to watch the TV during the day - it won't matter at night.

The one you are trying now was suggested by Beverly quite a while ago and I remember thinking it might not work because I thought the arrangement wouldn't fit centered on the fireplace, but it looks like I was wrong and it's nicely centered on the fireplace.

It's still a little off-center to the fireplace, but I'm trying to move it a bit closer. It feels a bit weird to have the space between the couch and the wall it's sitting against. That's a new arrangement for me. I know a lot of people add console tables there, and I'll have to warm up to the idea of adding one there. I prefer large art instead

Leaving a bit of space behind the sofa actually fools the eye and your room becomes "large" in the viewer's mind.

Yeah, space behind the sofa is just fine. Just start in the middle, centering the rug and coffee table exactly on the fireplace. Then place 18" between the coffee table and the front of each furniture side. Looks like you have plenty of room and it will look great. No problem at all if there is 3 feet or so behind the sofa. Do you plan to buy a TV console? If so, buy a kind of long, low one and place the TV on the left side of it so the TV will be more or less centered across from the fireplace. The right side of it could have a few simple, large scale accessories.

I don't own any of it, but I find KShoa's art to be very attractive. I hope you will go to her Etsy shop and check out her options. Artists often post on Houzz and some kind of push their art too much, but I've never found that to be true of KShoa. I really like her art and her approach.

I like the trees and the console in groveraxle's ps...honestly currently the coffee table looks a little off to my eyes because the style is more rustic, so it could use some support. And it looks very harmonious there.

That console looks fine, though a closed compartment or two would hide the boxes and cords. Just make sure it's long enough. The one in my rendering is about the minimum length you should go. Longer is fine, but no shorter.

I like this console a lot assuming all cords can be hidden. That's a big deal to my husband with our TVs as he just hates the look of a bunch of cords showing.
