We have a pole barn/garage at the bottom of our property. There is a stream that runs along side it ( too close - about 5ft form the one side). The way the township set up the road too, all the road water runs along our property, but they have no street drains, so it always overflows into the yard. This has caused the garage to flood every time there is a substantial rainfall. We've noticed that it pools along the one side of the garage and then leaks in from there. The garage is not really sealed, so there are gaps between the walls and the concrete floor. We're trying to come up with a solution that would prevent the water from entering that side, and hopefully cutting down on the amount of water that gets in. We'd eventually like to close the walls up, either with drywall or a plastic material, but need to solve the water issue first. In the picture, you can see the dotted area is where it is pooling and coming into the garage.

Right now our thoughts are to either raise the height of the garage floor, add a french drain (it would have to be 150' to reach stream), or regrade that side of the yard to make it above the garage and hopefully divert the water away. We also are planning on adding a drain in front of the garage door as well.
