You can spray paint the white plastic part with Rustoleum for plastic; I think its primer mixed with paint but it looks fine from here.

i'm with judy, and adjust the hinges that need it so none of the doors are droopy. put new liner paper inside if the shelves are icky.

These cabinets look just fine, don't replace them yet. The idea of a rental is to produce income and any tenant will be happy with this kitchen as is.

Thanks everyone! Personally I think they just look terrible hahah. I might try the spray paint idea just to given them a white refresh. I also looked into buying new doors but that's quite expensive.

The current laminate is more durable than any paint you can apply. For a rental, this is important. Spiff them up by:

1. Thoroughly cleaning inside and out.

2. Tightening up any loose hardware so the doors hang straight and the drawers open smoothly.

3. Adding cabinet pulls and knobs in a clean, simple style that fits the clean style of the cabinets.

I have always found these particular cabs to be rather ugly, however can be dealt with quite inexpensively by replacing the doors & drawer fronts with an updated style. You should only do so if the boxes are strong & in good repair.

You are moving in the right direction with your rental. Think... having a tenant who will care about style & function with bode well with the type of tenant you get. More rental money as well. Think about 'Income Property' on HGTV.

If you have any DIY skills, you can try to add a self-adhesive veneer.

We painted ours and it looked way better.

But whomever said it means maintenance is right! We are constantly touching them up again when new tenants move in

U can Paint them My apt has these however I can't paint them so I added paint to the back wall n under cabinet lighting made HUGE improvement !

Paint will never hold on the vinyl no matter what. So how about just painting the wood trim the same color as the laminate and the adding handles. Just a thought. Otherwise leave then be.

A couple of thoughts:
1. Is the "wood" trim real wood? If so, you could paint it in a co-ordinating color.
2. Decorative knobs or pulls would also change the look.

As a fellow landlord, I think you are crazy to try to mess with painting the laminate for tenants. Before you know it they will be nicked and chipped and look way worse than they do now. I'm with the camp of making sure they're clean and the hinges are screwed in tightly and the cabinets are attached to the wall. They will be much easier and quicker to clean between tenants if you leave the laminate alone. I don't even know how many times we've had to repair doors and cabinet molding or rehang cabinets that have been pulled off the wall. "I don't know how it happened...the cabinet just fell off the wall."

Consider painting the walls a honey color the blend with the oak stain of the cabinets. This will help to blend the walls/cabinets together. Install brushed gold hardware and as others have suggested, adjust the droopy doors and add that new shelf paper and it will look refreshed.

I would paint the oak trim in a dark color and call it quits. It will give it an updated look without breaking the bank

Or u can make it super neutral And paint the wood the same color of the laminate so it looks more unison

Here's one of my favorite makeovers on that type of cabinet. They removed the wood strips, added paintable bead board wallpaper and shaker moldings. The paint is applied to the molding and wallpaper, not the laminate.

And how does this paint on the bead paper hold up to wiping the cabinets with cleaning supplies ?

my mom has those cabinets and used the rustoleum cabinet paint. they turned out great.

well it is wall paper so it could get torn but with good scrubable paint it should be easy to wipe.

I agree with Dwellings comment above.
Maybe applying a darker stain to the wood part of the doors and cabinets would give better contrast and more of an update to that honey colored oak in so many kitchens.

AS another fellow landlord, I can't agree more with Susie's comment.

Those paintable papers are pretty thick. I agree the paint you use would be the key to how scrubbable.
