Complete new kitchen 17x15 in a $1.3 mm house in DC metro. Nova. I am trying to decide on grade of appliances.

Original thought 36in gas range hood, 27in microwave/oven wall units, 36 in fridge, under counter beverage fridge, under counter ice maker, dishwasher.( large farm sink, bar sink) all stainless minus sinks

Question Haven't picked contractor yet but 1/2 are recommending all pro grade appliances like a Built in counter depth fridge, Bigger 30" oven, etc. I'm not exactly sure what pro grade is

Is is this a good idea or not? The kitchen is already at $75k ish without these upgrades. which isn't cheap. What would you pay for appliances. Do they have to be high end names??

thermador is offering free dishwasher w stove Is this even a deal?

Don't buy a package. Buy each appliance that has the best reviews. My sister bought the package Thermador and got the free dishwasher. Boy has she regretted it. I too am building a "high end" (or should I just say high priced) house.

I am buying an integrated refrigerator, (most likely Liebherr or Thermador), a built in DW (Miele), an upper mid range induction cooktop (Bosch 800 series 36" wide), a drawer microwave (Sharp since all the expensive brand name drawer microwaves are made by Sharp anyway) and a "lower" end oven (Frigidaire convection) because I rarely use the oven as most of our meals are done on the cooktop and when we have the house we will be barbecuing a lot.

Buy what works for you. I've seen million dollar homes with "pro" grade appliances and with Sears appliances.

I really liked white appliance and there are no pro grade white appliances. I would buy for function and reliability first, then looks. Counter depth refrigerators hold less food, depending upon your exact needs that may be fine or a complete disaster for you. Maybe the contractors are all insisting that you do "pro grade" because unless you're willing to spend that amount of money they do not want to do business with you?

If you don't care about the appliances, look at what $1.3M homes in the area typically have...a 1.3M home in DC suburbs, is much different than a 1.3M home in Ohio. If you decide that "pro style" appliances are the norm in that price range and you don't care for specific brands Thermidor is probably the best value, If you buy the range and a fridge you will get a free range hood and dishwasher. The dishwashers are very similar to bosch (thermador is owned by bosch), their 36 inch french door fridge is very good, and the range is decent as well. For wall ovens Electrolux have a pretty good rep on here.

In any case, don't forget a hood capable (with its blower) of capture and containment of whatever you cook, unless you like grease on the walls and odor in the house. Larger ranges require larger hoods, more air flow rate, and more replacement (make-up) air.

Since your house is definitely in the higher end, you must consider whether your personal needs or resale value are important to you. I have only one relative with a home in that price bracket and it is equipped only with higher end applinces. it recently sold for about double their initial investment.

In the DMV, for that price range I would except higher end appliances but in standard sizes (30" range, 36" fridge, etc). If you are in the $2m range, I would expect the wolf, Bosch, miele in different sizes. I live in MD and 2bd condos in your price range have Miele, Bosch, Wolf, etc in them. Look at some recent home listings in your area and see what type of appliances are present. At the end, get what you like for your kitchen but understand the impact to your future resale if this is a consideration.

Good luck!
