Whew. Third time to try and post this. I don't know what I'm doing wrong?

The double French doors drawn in on the right are where the sink is now if that helps?

Do you have a drawing of how the kitchen is presently? What are the primary reasons for moving it altogether? That's a big project.

I'll share my initial thoughts about this plan in case they're helpful to you. I'm not sure what you're starting with, but you'll basically be combining your kitchen and what is likely the busiest hallway in your home. It's best to avoid traffic through your kitchen if at all possible. Functionally, you could think through how you would prepare a meal in this new kitchen. Something as simple as pasta would have you hauling a pot of boiling water across the room (9 feet?)

There has to be a better way to achieve your project goals. I hope you can get the whole floor plan beyond just the kitchen posted so we can share some ideas.

The goal is to open up the area for more living space by removing that wall between the rooms(present kitchen and present formal living room)

As far as being busy, we are going to be coming through there because the mud room is there. But we come in the garage door (around area of the range) now . :). Guests come through the front door(top right of picture). The main bedrooms are to the right, which is another reason we want to move the den/family room to the front of the house -- if we have company and the kids are in their room, they can't sleep because the den is along the bedrooms/bathrooms/playroom hallway. We can't even watch tv at night without turning it waaaay down!

What is your plan for the room labeled den? It looks like it was originally a formal dining room.

I totally understand the TV issue after the kids are in bed. Our house is fairly small so their bedroom door is about 11 feet from the TV room. We use a box fan facing the wall outside their room for white noise and end up watching everything with closed captioning :-)

Could you comment with the dimensions of the area I highlighted in yellow? Also, have you considered straightening out the back wall to include the pink area in your kitchen?

Ugh. Unfortunately we are now in a 100 yr flood plain. Anything that is added on to the original footprint has to be raised up 3.5 feet . Even that little pink rectangle!

It is roughly 15x18ish I think. I'll have to find out tomorrow.

To answer your den question -- we are going to keep it as is. It'll be a nice place for the kids to hang out, play games, do homework, read etc. it has a couch and love seat and built ins along the wall that separates it from the front. The wall along the back looking at the backyard is all non operable French door type windows from floor to ceiling.

I'd put the kitchen in the yellow square and use the "den" as a dining room. 15'x18' is big enough to have an island or peninsula in the kitchen oopen to the front living room for your kids to hang out.

You can keep the built ins (are you sure that wasn't an original dining room?) and the kids can still play games and do homework at a dining table; just move the sofas to the playroom.

the kitchen you are planning seems greatly disproportionate to the size of your house. If you have a front living room, a playroom by the kids bedrooms and a study near the master bedroom your proposed plan leaves you with too much space dedicated to lounging and not enough for cooking/eating. For reference, my house is 1200 square feet 3 bed 2 bath and IMO has nice proportions. The kitchen is approximately 12.5' X 7.5' and a dead end with no thru traffic patterns.

When you have a chance, please post a drawing with the dimensions of walls, doorways and windows in the area of the yellow square as well as the area between the garage door and the hallway entrance. We can get you a much better plan.
