Which of these kitchen should we do?

We have been all across the board and I have posted many times and we are finally down to two concepts.

Note: The furnace is the rectangle opposite the pantry and the utility door opens into the hall. We have decided to move it in order to get a bigger kitchen.

The main plumbing wall is behind the toilet. Plumbing and electric comes down the wall at the end of the pantry wall against the hall.

Original floor plan:

New possibility: Plan AJ

Furnace get turned sideways. French Doors open out to patio where the view is and floor to ceiling windows out to the view. Furnace utility door opens into the bathroom. Ovens under range.

Here is plan B:

This was the plan trying to keep the furnace. But since we are moving it that opens up new possibilities to reconfigure the bathroom.

I like both plans but lean towards this one because my back would not be towards anything.

Would love suggestions.

Create one fixed windows and small door looking out to the view.

Looking from the foyer down the hall into guest room: Bathroom is second door across from window:

White open door is where the wall and cabinets in plan B would be. The bathroom wall would come out as far as the slump stone to approx half of where the current glass cabinets are. Then the wall would oven up from there.

View into kitchen:

New uppers and lowers would be pushed back to behind where the door to open up the view.

Plan A- this plan is more functional, has better flow and allows guest to take advantage of the views.

Do you mean plan B? That is the one where they are facing the view? I did not post very well I can see how it is confusing. I may repost for clarity.

the one with sink in island. it keeps your view uncluttered, where as plan b "clutters" it with cabinetry and possibly dishes.

If you choose the middle of the three plans (A):

Nice atrium. Would personally prefer a standard French door or even a 5' wide sliding patio door with rectangle panes created by an insert between the panels of glass, perhaps with fixed sidelights rather than having the stone in between door and sidelights.

Any powder room or hallway on an outside wall probably should have at least a fixed frosted or stained glass window for light even if you don't want a window that opens. You might be able to hide your bathroom and/or furnace door from the hall/family room with bookcase doors.

Since you're moving the furnace anyway, have you considered flipping the positions of the toilet/sink with the furnace so the furnace is accessed from the pantry. You may need to you put the return for the furnace open to the hall/family room or to the pantry instead of the powder room -- otherwise the return, if also there, could pick up bathroom smells and, potentially, deliver them to the rest of the house -- ask your heating pro about the location of the return, etc.

In lieu of a wall next to the refrigerator, consider adding a floor to ceiling broom closet and have the wall between that broom closet and your pantry be a continuation of the wall behind your range. In this way, if you ever buy a wider refrigerator, you would only need to adjust the width of the broom closet rather than removing a solid wall. You wouldn't need the short wall within the pantry.

Love the bookshelf doors! So... push the entry into the pantry back against the stove wall and make a smaller pantry but add broom closet (or bigger fridge) in that space. Would that be okay to have the fridge open partially into an adjacent wall?

I personally like option "B" with the opening in the middle of the kitchen which give the feeling of more space to the room and where the seating on the island looking out the windows.
