Tear Down or Remodel in NY

So I bought a small ranch on a nice size property which my wife and I plan to turn into our long term residence within the next few years. In the short term the house is rented and I am now just beginning the planning stages.


I cannot determine if it is cost effective to save the foundation and two walls vs. tearing down completely. I understand the costs of demo is more expensive when attempting to keep as much as possible, but am also aware that a new foundation is costly.


If we were to tear down we could build a 30' wide home vs. the current 24.5' wide we have while also avoiding all variance procedures. The current house is situated where it is not conforming to zoning laws and would require a variance to add a second floor and extension in the back.


For planning/approval purposes it appears that tearing down would be an easier process but for costs, I'm just not sure what savings would be realized by keeping foundation and 1 or two exterior walls.


Any insight would be helpful.
