the new thing is bleached oak - look into having yours sanded down and bleached instead of starting over . . definitely stay away from "hewn" they wear unevenly with dogs . .

From experience--dark floors show every bit of dirt, mud, dog hair, etc. Wish I'd gone lighter!

I appreciate trying to upgrade what you have - it saves materials and maybe trouble. Yours is engineered but does that mean one last sanding??

Dark hardwood is difficult to keep clean, and difficult to decorate with (I have them and wish I didn't). I'd rethink the color of the floors.

Go as light as you can on floors if getting wood. Think about rectified textured porcelain 12 X 24" floor tile in a running bond pattern. Light colors which cleans easily. Good with dogs. Have fun with this nearly done family room.

John - lots of people will love the look of this floor.

That's the kind of tiny detail that would drive me crazy! However, having done lots of remodeling projects, I find that after all is said and done, I rarely notice the details that bothered me so much before the room was finished.

Don't worry over it, but do paint one coat on top in gloss . . then the eye will see it as the same as the cross beams. .

You should add a ceiling fan it would look great on that ceiling! Look at these fans where you can mix & match the motor color and blades.
