Help with Carrie mango

Hello all, I have a 5 year old Carrie mango that has done the following:

2011: planted
2012: no fruit, a growth year
2013: nice harvest on a second bloom, 35 fruit or so. Harvest well into Aug if not Sept.
2014: minimal harvest- couple of fruit
2015: minimal harvest again, to spite a re-bloom
May 2016: a dozen or so fruit on the tree right now

All other mango trees in the neighborhood are loaded, one of the best years I've seen. I don't see signs of a rebloom yet and I suspect it is now too late for that to happen?

I had plenty of blooms and seemingly plenty of pollinators trying to do their part. I didn't notice anything that looks like powdery mildew or fungus but perhaps I'm not looking for the right thing. Tree does get lawn irrigation twice a week and light lawn fertilizer maybe 4 times a year as a result of its landscape placement (photo is showing neighbor's yard in foreground which is mostly dirt/weeds.) Basically when you'd expect to see the inflos popping out with bb-sized fruit, it just didn't happen on this tree.

Any guidance for how to improve the yield next year? Frustrating because everyone around here has mango trees in their yards in very similar conditions and many trees are a lot less prolific in size, density, etc. yet they are full of fruit.

I am seeing on a few other sites that Carrie are having a bad year too.

I topworked one of my mango with Carrie last year and the graft has done spectacularly but it is bare of fruit.

My carrie plant had lot of flowers and some small fruit but eventually dried and fell off. I see some black spots on leaves anthracnose i believe applied some copper fungicide.

The blooms on your Carrie mango look stunning there in the picture, but sorry to hear that it has anthracnose. Many of my mangoes also suffer from anthracnose, including my 12 years old Carrie. The disease can really slow down the fruit production. For many years, the fruit would drop off from my Carrie mango. Only until the last 2-3 years that the fruit finally made it to maturity. However, I do see black streaks running across the fruit although they do not taste differently from the healthy ones. I've tried treating it with copper fungicide and even Neem oil before, but as the tree grows larger, it's becoming harder to work on it, so I just let it go without doing anything to it.

I have one diseased ChocAnon mango that was in the ground for 3-4
years and doing nothing ... not even leaf production. I was about to
give up on it, but for the past couple of months, it has started to flush a
lot. I was really surprised. I certainly hope that it has finally
gotten around coping with the disease and be ready to bear fruit in the
not too distant future.

So, how old is yours? I do hope that as your tree grows bigger and stronger that it can also overcome the disease and go into mature fruit production for you. If you're still able to apply copper fungicide and if that seems to help, then keep on with it and then hope for the best.

Maybe the high nitrogen lawn fertilizer is overpowering the tree into leafy growth at the expense of the fruit production?

My Carrie Mangoe tree was loaded with fruit and it's only 2yrs since I bought it. Many mango trees in 2016 did not do well because of the weather conditions. I suggest holding back the nitrogen as suggested and add kelp meal. Turn off the sprinklers because it maybe getting too much water at the wrong time. I also suggest pruning to improve air flow and prevent fungus problems.
