I would place a smaller sofa between the windows and two smaller club chairs facing each other. A small console entry table where the clock is. This home layout looks familiar. Are you in Santa Clarita area?

Is that an area rug or carpet? I do not like how it divides the space. I'd remove and get a rug for the seating area. If it's carpet then it'll be tough to match floor.

Yeah that is carpet in between some marble in formal dining room and the wood you see here. Weird huh? We just bought this house in Henderson, NV recently. So it wouldn't look odd to have one of the two sitting chairs where that angle area is by stairs to center off of sofa between windows? Also, adding area rug to this rug or would that look off? I'm actually on search for area rug for the formal dining room that kinda matches this carpet.

Nope, it's engineered hardwood on concrete, so nothing under that carpet. Bummer huh!?!?

I'm open to a coffee table in the middle of sofa and chairs. I just didn't enjoy the back of sofas when I walked into these floor plans. I've stalked all the neighbors with the same floor plans on Zillow. Hahaha. Was curious how they decorated this floor plan. Most are not our style at all.
I've only interviewed one designer so far and the other one was charging to interview so I cringed, cancelled, and figured I'd live on Pinterest and message boards getting advice. :)

I would want a much more open room, also. I would also not want big, bulky furniture blocking my path in and out of the house. I totally understand.

I think a smaller sized sofa, on the wall, between the windows - is a good placement. I would probably just do one streamlined side chair - and keep the chair (as a general placement) closer to the sofa - between pole and sofa. Side chair(s) that can be moved around easily would work well. (I can't see the exact space available on the wall area, by the stairs, across from the windows... not sure whether another chair - along the lines of a club chair - could be tucked away there - in a nook. That might be a possibility.) I would not do a coffee table. I'd do an end table and/or nesting tables - and use the dining chairs, and/or keep folding chairs on hand, for additional seating. Basically, I would just keep it very open and spacious.

I hope this visual gives you some ideas/inspiration. For art, over sofa, I used a framed, black and white lighthouse photo.

I notice that you would like to display/showcase some items. I am not sure about the beam that you mention; I can't see clearly in pics. But as another possibility, here is another visual with a lighted curio cabinet, in place of console.

I recommend not putting or showcasing anything on top of the beam.

I agree with hate to shop. I would not display things on the ledge. For a more sophisticated look, display large pieces of art on the wall in stead of a bunch of small things.

Well... the beauty of all of this - is that it is your house - so you can pretty much do what you want. :)

Generally, I concur with the idea of not displaying a bunch of little items on the beam. But - I think it could be interesting to display a couple of items there - if they were very significant, large 'statement' pieces - and I would probably only do 2 max (maybe 3 - but I am a minimalist... so if I did 3, I might have to start taking some sort of medication to live there. ;))

Also - if you displayed a couple of items on the beam - I would let that be the 'art' and I'd do a mirror over the sofa (a mirror hung high enough so that people's heads are not reflected in it - and high enough so that it is not intrusive in the space.... Feng Shui considerations).

Here's a visual where I've used 2 huge vases - matching - just on both ends of the beam, with a mirror.

It could be an interesting look/design feature. I can see your concept. It could be very interesting. I would do a couple of big pieces and keep it minimal. But - again - not my house. ;)

Or maybe some statement art on the wall above the beam if nothing on beam? The ceilings are so high, I feel it's so blank up there. I love the lighter curtains since it's so dark with the paint colors but I'm stuck with this color since it's connected to everything at moment.
If you look towards front door, would you match those curtains by door to the living room and to floor also?

Regarding my pieces there, we inherited those bookcases and the grandfather clock. The movers just placed them there, so those can be moved somewhere else in home to hopefully make another room amazing.

I did not realize those were your pieces - I thought they were left over from previous owners. I don't know that I would have done the visuals - had I known that. I would not have had the heart to cover over your heirlooms. There is no reason why you couldn't leave the clock in the living room - where I put console - if you wanted to. Go with what feels right to you.

I can't see the height - full height of the room. Not sure how much is above the beam. But there are so many possibilities. I think your idea for art pieces on the beam could be very interesting, as I said. Also - some art on the wall above the beam could be interesting, as well. There are a lot of other things you can do with that space above the beam. You could do window design mirrors - to give the effect of windows in that space. You could do some stained glass panels - which could be stunning. There are so many possibilities. I might just keep it simple, though - so as not to have the maintenance issues - having to have people climb ladders to clean extra glass and mirrors, etc. But it could be lovely - if you have the staff and want to deal with it. You may also get used to the space above the beam - the expansiveness of it. A chandelier would give interest to - add to the presence of that space, as well.

I am not sure what your paint color is... looks like it might be a shade of darker grey. You can use much lighter curtains, if you wanted to. I think an ivory linen could be beautiful - depending on your furnishings. The curtain I used in the visual was referenced as an ivory color - even though it is appearing to be more white (at least on my monitor). I don't know what colors you are planning on for furnishings. If you did white furniture - you could even do white curtains... bring in a theme of white and grey (if that is what paint color is). That is basically what I did in these visuals. But there are any number of furniture color choices with which you could use lighter curtains, as well.

I just noticed - understood - your question about the curtain by the door. It is difficult, a lot of times, to see exact coloration in pictures/on the monitor, etc. - and it is hard for me to tell what the curtain color is in this pic. It looks like the curtain might be a shade of blue? Hard for me to tell the exact curtain color, though - and I'm not even totally sure of your wall color! So I don't want to give the wrong advice or try to image the wrong coloration.

The general rule is to decorate only first story. Things so high up aren't viewable at eye level.

Man, the teal looks amazing and I actually think the front door curtains are goldish with teal paisley type design on them. The walls are a brownish tan like the second picture demonstrates better that the realtor took. They have plantation blinds I want to say they are called all throughout the whole house. The bottom floor suffers because of them I feel because I open them up to let light in constantly. My husband loved the fact they were there, so I can't get rid of them. I have dogs and kids, so I'd go light browns on furniture vs the white or ivory. The accent tables could be ivory though to lighten up room by the lighter pieces.

When you get there, see if a small sofa would fit with its back to the door. You can place a console table behind it to separate the entry way and serve as entry table. You can then do the same sofa across with two ottomans on the side. Otherwise, sofa and two arm chairs as I suggested before.

I know... the teal is totally amazing.

Light brown is good. You can do a lot with that. You can accessorize with blues - including teal, whites, beige, gold - reds, I mean - really just about anything. Very versatile. When you want another look/color you can use a slipcover.

I thought your walls might have been brown. It was a little weird as I was doing the visuals - because sometimes it looked brown - sometimes grey.

And if you want to use the scheme in your room from the curtain in the front - it will totally work. Gold, teal, with the browns - totally works.

I did another visual with some brown/light brown furniture and I brought in a rug with a sort of light brown/gold cast - with a touch of very pale blue. The brown furniture actually works with the other rug I have in the visuals - but just want to show another look. I like this combination. I also replaced one of the pillows that was on the sofa with a couple of velvet teal pillows so you can see how the combination really works.

Plantation shutters..... You'll get a nice chandelier on a dimmer and keep it on - all the time. :)

With a lot of brown in wall color, furnishings, etc. - you could bring in more color in art, rug and accessories - if you wanted to. I've used another light brown sofa here (this one is better, I think) - and some art with more color (abstract seascape), and couple of different rugs with blue and gold. And I used some dark brown bamboo shades on windows; you can see - even with a very dark window treatment, brown walls and sofa - the color is vibrant.

And here is just the light brown sofa (with gold accent pillow) placed into original design - so you can get an idea of how it works with that scheme. (I left teal curtains in this one; a more neutral curtain would work well in this scheme, also.)

Just a couple more ideas for you to have fun with. :)
