This one picture is not very helpful. Can you take more? Is that a mirror to the right? I think it all depends on the neighborhood comparables and what the overall condition of the house is. You could just sell it as it is now, and if it's priced right, you will find a buyer.

If I were a prospective buyer, my mind would have already eliminated the cabinets, the mirror and the flooring, but most prospects don't have the vision to see what they might do. You have to tell them the story of the home's potential by preparing the home for the realty market in your locale and the demographic of buyers you'll be showing the home to. For budget purposes, I'd focus on the mirror first. If there are few cabinets in the kitchen, people will prefer storage to openness. The floor is very limiting and not neutralized, but that's a big expense. You might want to offer something toward replacement.

IMOthe first thing I would think is there is no storage or the counters would not be full as for the cabinets you are speaking of they should be gone they close in the space totally the mirrors on the right have to go and what is the flooring?

the house across the street just sold for asking price ($1.3 million) in under a week with a very bad 1960s kitchen and 3 awful bathrooms. so, its all what your local real estate market is like.

What geographic area are you in, roughly?

The yellow and white floor is clearly the star of the kitchen. Clear everything off the counters, put three items back (bright red, cobalt blue, or grass green). Change the light fixtures in kitchen and breakfast area to contemporary. Remove all the wall decor and all the decorative items on the floor. Put the trashcan in a cabinet. Remove the bar stool. If you have time, repaint the cabinets and the yellow framed shutters on the back door. Here are some good blue colors for accessories.

Did you just buy the house or are you selling soon? I'm confused since you posted another dilemma about a bathroom, too.

If you have lots of storage, do away with the cabinets...think it will make a huge difference.
