thank you for your response, LeMaster. We are located in Topanga, across the street from the State Park. It's paradise! So what is the protocol for the early design stage using an architect? At this point should I think of starting to interview architects for the project? I feel like I don't have enough of a concrete plan to even get bids etc...I have my "dream" list, but need to know what will even be in the scope of our budget/ structural/ permitting constraints.

We are all biased based upon our backgrounds and our business models. If you are just starting to think about things, I would suggest you speak with a design/build remodeling professional. They will come out and listen to your ideas and walk through your space to assess your ideas and also provide suggestions and alternatives. This of course is at a high level and not detailed. Most professional remodelers would prefer to be involved before plans are done so that the design and the budget can be better balanced before the plans are finalized and paid for.

Codes and restrictions should not be new for any professional who works in the area, regardless of their discipline.

As you decide to move forward, whatever road you take, put the whole team together upfront. Creating plans and then sending them out for bid is not the most efficient or effective method. Good luck.

I think that interviewing architects, as well as design/build contractors, would be a good start. Some feel that the traditional design-bid-build process (architect first, then contractor) is not efficient, however, we have found it works exceptionally well for many clients. It's about priorities.

oh this is too exciting! thank you for the advice LeMaster and Brickwood. That gives me confidence to start the process. I will start looking at architects and design/ build firms that I think will be a good match. I think when I discuss my ideas with a professional it should become apparent pretty quickly what is possible. AND Why did they build such tiny kitchens in the 50s anyway? They are such a pain!

I say you might want to start with a design/build firm. We have some extremely talented ones in our area. They know the ins and outs of construction and can also come up with the best design for your budget.
