Flooring advice

Hello,
I was wondering if people could give me your thoughts on what to do with our flooring. I was originally going to go with wood effect Karndean throughout but now I'm thinking that will be over kill and I need to break the floor up in some way.
I'm now thinking tiles of some description in the hall and kitchen however my question would be where should I make the change from tiles to the Karndean? Would you have the dining area tiled, I would think so? But then I don't think it would look right having the transition between the dining area and the living area at the back because there isn't a clean line to follow for the transition between the two. I definitely want the Karndean in the back living area as I find tiles 'cold' in more than temperature. Just a personal thing.
Any thoughts greatly received. Thanks.

Hi, Personally I would go for the same flooring in whole house, maybe you could have carpet in play room as it is soft and warm when the kids are sitting on the floor most of the time while playing. X

Hi,

Personally if I were tiling the kitchen, I'd prefer to tile the dining room so that the full visible space was the same colour. But looking at the plans, your challenge might be that you don't appear to have a clear straight line from the edge of the kitchen to the corner of the living room. Perhaps then a line dividing the kitchen and the dining room might be a cleaner transition?

If you like the wood that you'd picked, I don't think it would be overkill to have it throughout the space. I generally like interiors where they've carried the same floor throughout the house. Hope you find something you're happy with.

I'm with the thought that the whole area should be done in the same flooring. It will not be overkill if the furnishings are considered fully.

You could always use a fabulous rug to break up having the same flooring throughout.

Thank you for your feedback. I was thinking the snug and playroom in the same flooring too, do you not think this is too much? I'm not very confident in my decisions! Ta.

Hi,

I like the overall layout, the rooms flow well together.

I feel the flooring material needs to run though all rooms to retain the continuity. That said you need to define some areas.

Try using rugs onto the wood floor in the playroom. This way you can put something quite young and bright in here and replace the rug with something more restrained as the use of the room changes over the years.

In the Living Room area run the wood floor in but only allow it to form a 400mm border around the outer edge. This will leave a large rectangular recess in the room. Edge this with a steel strip to protect the edge. You can lay carpet into the recess. This method works really well as the majority of the floor is carpet but it is full enclosed by a tiber border tying it into the kitchen dining area.
