If there were some detailed drawings of the existing, we could help you out alot easier. A little to vague to be able to give you good suggestions.

I am in the process of getting all of the detailed drawings. I want to also get all grade elevations to be able to have planning. I am going to gather photos and complete dimensions today that will be detailed for what I have to start with. The owners provided me with the 32' x 48' reference and I am not going to rely on the information.
There will be extensive grading to create a driveway/access beside the south side of the structure for the future residence which will be approx. 1,200 to 1,400 feet away.
This old schoolhouse is located within approx. 8' of the paved country road so I have to be creative with window areas & privacy. In the future this is going to have to act or serve as almost the gate house with thoughts of the future new residence thus using the schoolhouse as rental property.
Everybody's original thought was to demolish the structure but when I viewed the structure for the first time very briefly at dusk (1 week ago) I was very surprised that there was little or if any water damage. The foundation is beautiful field stone and almost 24" thick and laid by wall line and very clean and straight.
The past remodel has created the look of grief because they installed what looked to be 24" x 32" basement windows and simply T-111 around some areas.
The existing front porch was built using hip style with 4/12 and just is terrible. The structure has been left abandoned & vandalized since approx. 2006
There are no remaining mechanicals in place other than the sewer & drain which will simply be restarted at the lowest point of the septic system and completely revamped.
I am a newbie to this site so I will have to find my way around to use it's apps to apply all information.
I will look forward to all ideas & opinions given by anybody.

Dan, it sounds like you are much more of a visionary than most people. It is good to hear of someone seeing potential and not just a tear down. Where is this located?

That is so cool. It will make a great gate house when you build the main one.
