Need a game plan!!....

Hey guys this was the first season owning a lawn lol. It was a lot more work than I thought and I'm not even mowing my own lawn yet!.... With the fall approaching I want to start making plans to overseed. I have 1/2 acre and about 1/4 of it is zoysia the rest I think is a mix of kbg and the last month a ton of crab grass and some nuts edges lol (I cant believe how fast it spread!!!). What should be my game plan and what kind of seed mix should I use for this lawn? I am located in Long Island NY. The greenest part of the lawn most of the summer was the zoysia and none of the weeds really grew there. I was pulling up dandelions and weeds all summer because the last home owner didnt take care of the lawn at all. I had done pre emergent twice in the spring and weed and feed once. I plan to use drive xlr8 and sedgehammer this week since it finally got cool enough. What should be my game plan going forward?

What are you overseeding and why? Zoysia does not need to be overseeded. Are you trying to change it to something else?

Crabgrass is an opportunistic annual plant. It grows in bare soil that gets frequent water. You should not see it in dense zoysia.

How were you watering last spring and early summer? How often and for how long did you water?

I'm not sure what to overseed with, I think the rest is mostly kbg but a very big maybe, remember this is all new to me. And yes the zoysia looks full but the rest of the yard has some bare spots and looks a lot thinner than the zoysia. Some of the grass has even grown a bit sideways and if I go to try to stand them up i can see what looks like the roots or the crown? The landscapers do come once a week. Also what I noticed was where the crabgrass grew this year there was little to no grass in those spots before they took over. So when the summer heat started up I turned up the watering time by a few minutes each week until the grass stopped looking brown and actually adjusted all the heads so it would cover the brown spots. Before I turned them some spots were getting lots of water and those spots were more green while leaving other spots dry and brown. So right now its set to water 3 days a week and depending on the zone anywhere from 15-22 minutes. From what I read I should go down to once or twice a week right and measure how much water for each zone with tuna cans? I did also notice the spots with the crabgrass started on the edges where the soil meets the pavers and im guessing this is where the poor drainage takes place.

So what I really want to know is what is a full season game plan I should follow every year to get a nice lawn?

    ex:

    1. when temps hit 50's in the spring put down pre-emergent

    2. fertilize 4 weeks later

    3. ....

or does it not work like that? Thanks for your response

you can see the zoysia on top and crabgrass and other grass on the bottom

The brighter green is all crabgrass that spread so quickly!

dchall just gave you a lot of good information. He did the same for me a few months ago. I organized my info on a Google doc to make sure I kept it all straight. It also help me to ask the right questions when looking locally to source stuff. I just used a basic outline format. I have edited the doc and added other info that I learned more from the many helpful folks on this site.

Here is the link. Just keep in mind that I have a BERMUDA lawn, live in a different location, and know very little about Zoysia. This is just to provide you with a template with some useful info.

Yes I did notice that the zoysia does tan when it got cold last year and turned back green once it got warm again. I dont mind that since thats in the backyard. I am not sure if they are mulching or bagging, I do find some clumps of grass here and there but its moot because I plan to buy a mower this winter and do it myself next year. The front lawn also has crabgrass and what i think is kgb. It also has a few decent sized bare spots. What would you suggest I do for these bare or light spots? Should I be applying a post herbicide (drive and sedgehammer) for the crab and nut grass? Or is it not worth it since they are already seeding this season? Also should I aerate this fall? Some parts of the lawn especially where the crabgrass grew were dense.

Use your post emergent for spot spraying early & often. Crabgrass & nutsedge are relentless repeat offenders, if you wait for them to die on their own, they'll just come back double next year.
