By the time your frustration reaches that high level, your house will be 'stale' on the market. Hope it sells fast!

Sushipup1, you are correct. We are thinking FSBO this fall and remove from market it if doesn't sell. Place back on for spring with realtor.
We think that works...possibly one month in spring FSBO and then over to our realtor.

Look at your competition, be real about their qualities. Look at your house objectively, clean up and stage, then price on the low end. Don't hover if someone wants to view. Give them a sheet with all the info, don't hover, stand back from them to let them view your house.

I agree with cmarlin on everything except the pricing. If the reason you are fsbo is to get as much as possible out of your house, price it competitively. If you priced it low, and would get the same proceeds as you would listing at a competitive price with a realtor, you could just list with a realtor and let them deal with all the looky-loos.

When pricing don't look at those that are for sale now, but look at comps of sold properties and then price yours accordingly. And if you get a lowball offer, don't be offended, counter.

Actually in relation to that, my biggest piece of advice is to realize the house is no longer yours emotionally once you put it on the market. It becomes a business commodity and you have to look at it like a business transaction. It is strictly a business deal.

Additionally besides not hovering, point out the good things about the house. For example, in my kitchen I had specialty pullouts that made getting into the corner cabinet easier, and we also had tankless. I pointed those things out, and then shut my mouth.
