I've said many times,I have tried since the 1980's to get Papaya to survive a SF Bay Area winter and I never got past November. These Papaya are now three years old and the largest set fruit.

Will they ever ripen? I don't know. I have seen one Papaya plant in Hayward full of fruit. But that plant was brought up from soucal about 5' tall already with a big trunk...where to his credit it did set many fruit here. This is from seed to fruit all here. Its not even 4' tall with a slender trunk.

Every winter could be its last..but things here have changed. Mango have fruited for me,then Banana..and now this. They wont win any prizes for size and don't compared to Larry's plants here and on GW or Dave's Garden..but heck,I was happy they lived through that first winter!
