Recommended chimney repairs?

I have a house in NC built in the late 80s. I recently had a company out to inspect the chimney and see if it needed sweeping. They recommended I have the top crown replaced (new cement), the exterior power washed and coated in a Chimney Saver water proofing, cement (parging) added to the brick lip of the corbel at the crown, and gaps between the terra cotta chimney liners repaired. I have an open fire place I used about a dozen times a year with dried wood, and the liners themselves appear to be squeaky clean (no sweep recommended). Any thoughts on these repairs? I feel like everyone wants to throw the kitchen sink at the chimney, but I'm not convinced the crown needs to be replaced or the brick needs a water proof coating.
