It would be helpful if you inventory (for us) all piping (of any kind), in the attic, that is within 5'-10' of the brown spots. Also, confirm there are no critters in the attic (no droppings above the brown spots).

I'm not sure what is in the attic as I can't get up there. The air cond is not up there but not sure about water lines. I have a hip roof so it's not a functioning storage type of attic. I don't have a basement either so it's possible there are water lines up there. I just don't know.

Usually there would not be a reason to have water lines in the attic. They usually run inside walls and under floors. Particularly if the attic is 'cold' i.e. the insulation is on top of the ceiling rather than under the roof. In any case probably any roofing person or carpenter type could take a look if you don't feel like doing it yourself.

Thought I would give an update. The spots are from leaks that are occurring from nails that are too short and have popped up. There are a lot of these areas and the guy doing the inspection said it has to be a total replace. Ugh. He also said that the previous roofing company didn't replace everything up there and the caulking job was horrible. He showed me pictures of everything and I agree it looks horrible.

I would recommend scheduling an estimate with a general contractor or roofer at first. The first thing is that you might have mold growing in your attic. Secondly a leak which caused the mold.

1. Roofer to fix the leak, 2. Mold specialist to remove the mold. 3. General Contractor to fix both.
