I think you might get a smaller fireplace in this space and then put the TV next to it? Keep space above semi-open. I think that is probably important to the overall floor plan? Don't know how this fireplace vents? Can you post more photos?

Does the TV need to be there? Can you give us some more photos of your space from further back so we can get a appreciation for what the possibilities might be?

I would remove the chair, table and lamp and push the sectional to be centered between the windows. Hang a large piece of colorful art 5" above it. Then I'd do groveraxle's TV over the FP design, and re-style the cabinet to be either for china or for curios, but not for both. Add a pair of cool contemporary floor lamps at each end of the sofa and get a new coffee table in glass and brass.

HI -- I would get rid of that whole angled corner and fireplace too . Looks old and probably should go. A new fireplace /TV arrangement could go on the big family photo wall or think about putting it where the china hutch is ... and then rearrange the furniture . The furniture I feel is too big for the room but I think the room needs to be reversed .

No paint colors to suggest at this point. If you add a piece of art you love above the sofa, then the colors for your room should come from it. While TV over the FP isn't the best, anywhere else and you're going to have to deal with a lot of glare on the TV or blockage of traffic paths by the sofa. Are you considering new furniture? If so, a 3-seat sofa and two armchairs would be a great base to work with.

No new furniture and I agree the sofa is too big for the room however can not justify buying a new one yet.

Well, I'd say its time to get out the furniture "Moving Men" or make your own out of plastic juice or milk jugs and just start rearranging. Should be easy to remove the three pieces by the window, but you might need help shoving the sectional to be centered.

Would you put stack stone on the wall?

I would not do stone at this point. First, decide how much furniture you can remove and rearrange. If you don't plan on that, then I wouldn't spend money on stone to stay nothing of the other repairs that need to be made in your space. Take care of basics first.

Find a comfortable arrangement first. Then you'll know what to do with the FP/TV.

I don't know if groveraxle's mock up would actually be technically feasible. I don't know what the chimney arrangement is for the fireplace. But she moved it and not sure that will physically work. I am assuming that is a functioning fireplace? Is it vented to the outside?

I would just remove it. Then move the TV to the other wall as suggested earlier. I think your sectional would work better in the space. I would just sheetrock up that whole wall and put a nice large piece of art on the wall. No sense in trying an electric fireplace. Fake and not worth putting money into that. Work in getting the room arranged better.

I am not saying remove the wall, just close up any openings and paint it. That wouldn't change the "footprint" at all. No problem with flooring. You could leave it as is I guess. I would paint that brass on the fireplace front black just to kill that look and restyle the bookshelves a bit. But having a very large TV up there isn't the best for necks or viewing. But maybe you are a bit afraid to do much?

Although I don't like TV over FP, I don't see any other way unless you are able to change the sofa. Does it come apart to be more adjustable?

I think you should see if there is way to arrange the broken up pieces. If the chaise can be separated, try it by the big window.

If you would give me the room measurements (do a rough sketch, but use dark ink so I can see it on line) and the sizes of the pieces your sectional can be broken up into, I can do a scale drawing for you with some ideas on rearrangement. A scale drawing is the first step before you start shoving stuff around. Much easier on paper! I can place furniture and you can see different layouts. I will check back to see if you can post those measurements.

I think you have the TV on the right wall. If the fireplace doesn't work anyway, ditch it in favor of a built in media cabinet. Take the wall to the ceiling. Center the sectional between the windows, rearrange and lower the photos.

Didn't realize the FP doesn't work. I'd move on without it and make TV the focal.

I like the above picture however we are a little hesitant to go ahead with no fireplace. The majority of homes in our area have fireplaces and am concerned about resale. What are people's thoughts on This?

Do you plan to sell in the next 5 years? If not, make the home livable for you at the budget you can afford.

If you leave the chimney in place, it could be reinvented. Depending on where you are there are so many cool, contemporary ventless fireplaces on the market that would be what I would do if I wanted a fireplace in this space. I think groveraxle nailed it as usual!

I like the idea of a ventless fireplace.

Thanks for all of the suggestions for my living room. I moved the chair, table and centered the couch between the windows. I also rearranged my pictures, the space looks much better. I am still on the fence with regards to the entertainment center. What do people think of this to replace our current unit.

It is nice looking, but I don't understand how that fireplace works? So, I would have to research it a lot to get all the details on size, venting, gas lines, etc., etc.

It is electric. I will post measurement of this as well as our entertainment unit.
