I am not liking the sofa and chair next to each other and facing the same direction though.

Loss fake red flower, way too much red. Can you get slip cover for chair in white. Pillows on sofa in gray and black to break up red.

Much bigger pic over sofa. 40 x40 no red. Area rug under coffee table in tan with a very small print. Just a touch of red. Put flower on coffee table. Remove the red just white. A tall palm in corner.

Put pic from sofa over chair. Hang 8" lower. Put palm in that corner. If. Can't find pic for sofa a large mirror would work too hang 5" above back of sofa. Rectangle over 5 ft long. Framed in black or silver never gold. Coffee table dated try glass and wood. Round. Big 36" or more.

Put the chair in the corner and move the wooden sideboard to where the chair is now. Add a black or grey rug and try and cover some of the chair with a grey or black throw...across the arms folded lengthways. A vase of fresh flowers on the sideboard ...good luck

White pillar in corner remove replace with bamboo tree silk try Ikea. Ikea good for mirrors ect. Panels on window change to white linen look extend rod pass window 4-5".

Just saw other pic. Exchange mirror on that wall to sofa, put sofa pic over chest. Plant in corner no good replace with tall palm in nice pot in black.

If on budget spray paint gold coffee table black. It's good size. After seeing room add 8x10 area rug pull about 12" from front of sofa. Square off chair so it faces window not angled.

I'd replace those red curtains with either white clean flowy ones or no curtains. Too much red in the room and I'm a RED LOVER! But, I just had to repaint my kitchen (that was a rich dark blood red) and we went to Sherwin Williams Frostwork SW0059 which is a grayish green neutral. So our colors in the house are basically that and Glad Yellow SW6694. I had other colors in the house before but replacing everything (faux finishes of this golden yellow dry brushed in our bathroom with a white glaze, etc.) got us an offer in 4 days!!! Well, that and the fact that we have remodeled the kitchen and all baths and we have lots of higher end finishes, that were good choices for the long haul. And new windows, doors and roof didn't hurt either. But, the buyers loved the colors and they were VERY soothing. I still miss my red kitchen though . . . . :(

Neutralize color and emphasize simplicity, comfort and good lighting. Hang the mirror vertically over the chest and remove smalls. Lower art over sofa and remove second piece. Remove sticks, faux florals, multiple candles, etc. None of your personality should show through, and no dirt - they should feel like they can eat off the floors or even off the walkway to the front door!

Start hitting garage sales for all of the above suggestions ;-)

I would center the sofa with the wall and schooch the coffee table closer to the sofa with the oval of the table facing the oval of the sofa. When you center the sofa, have the chair a bit out from the wall facing the coffee table. Remove the flowers and put a nice lamp there. Remove the piece next to the chair and anything else sitting on the floor that isn't furniture and all small accessories as others have mentioned. Contrasting pillows for the sofa, or just remove the toss pillows all together. Try putting one of the solid red pillows on the chair. Light, bright, spacious looking and squeaky clean sells! Hi there. Dining room looks great. In stairwell either paint banister black or stain to match treads. Remove garland.

I think I'd try removing the table at the top of the entry and leave only art. It's a bit tight to walk around. For the downstairs. I'd remove the rug and the dresser/mirror and put the end table between the sofa and chair. I'd also remove most of the "silk" trees. For the bathroom, I think the scroll square thing you have on the top of the shelf would look good hanging in the square part where you have the single candlestick. I'd remove the candlestick and the basket on the toilet lid too. For color, you could get new handtowels and roll into logs for either the shelf or the counter.

There are too many pillows on the plaid sofa - no room to sit on it. Agree with removing the bombe chest at the top of the stairs. Perhaps it and the silver oval mirror would be better in the entry. You may have to lower the piece of art once you've moved the chest. Put the center of it 60" above the floor and do the same for all other free hanging art that is not linked to a piece of furniture. Remove the chrome shelf system over the toilet and hang a piece of art. Also clear out the basket and the huge candlesticks, etc. You could use just one moderate sized candlestick. Buy new towels to hang in all baths. I would remove the desk and chair from the downstairs living room. They conflict with the other wood tones and styles. Keep tweaking!

ditto deco...And, if you remove "single" pieces of art around the home, it may look nice to have a small gallery for above the LR sofa instead of the one lonely piece there. :)

Remove all the knick-knacks leaving one/two thingies. No birdcages, garlands - all that crap is just distracting them from noticing the fabulousness of your house. What works for living in a house is different than for selling a house.

Try to leave furniture that will give buyers an idea of what the house will look like when THEY live there but leave it looking BIG and LIGHT and AIRY. So no cluttering up spaces and no big bulky stuff. Try to make areas looking bigger than it is (smaller pieces than what would normally go there for example). So maybe just a loveseat and an armchair with a rug for color and one side table with one lamp for light and one piece on one wall (mirror to reflect light would be awesome).

When you are ready with your staging (don't forget landscaping!), you may want to delist for a week or two and then re-list so it doesn't appear that it's an old listing. People totally ignore things that has been on the MLS after a ~week. The house should smell nice and clean (lemon fresh) during the open house. You are doing Open Houses right?

Think: Spacious and Light and NO CLUTTER!

for example, in the old living room you should have the trees gone, why is there a dresser there, the sofa blocks the walking path, only have one side table and get rid of the arm chair. move the sofa maybe where the dresser is now? Now the room looks HUGE and you just see tons of light.

in the fancy bathroom get rid of ALL candlesticks, get rid of scroll thing, get rid of brass stand above toilet just have basket, fill with lemons. Looks much bigger now. Brass reads 80's/90's.

other bath get rids of book stand blocking walkway. Get a nice shower curtain cover.

Get rid of birdcages and garland in dining room and trees in dining room and art on stand (and stand).

Not to worry. I think people have an ability to get a bit over zealous at times in doling out advice. In any event, you have done a great job in your house. For the average buyer out there you may want to de personalize a little more even now...think neutral....Switzerland ....calm....

In my red living room...I like the tall/green wood sticks (whatever they are) Would they look better in a taller vase? I took the red flowers out of the other vase...it's an improvement. The column in the corner is actually a light...who would have thought...There is no over head lighting in this room. I don't want to have lighting put in because I'm hoping that the new owner can do that if they choose to.

Bathroom downstairs: remove table. Living room downstairs: remove rug (too small), remove chest with mirror. Put side table where chest is. Bathroom: remove candle holders, remove shelves above toilet. Kitchen table: remove square tray under round tray. Dining room: remove centerpiece and runner; replace odd shape white placemats with square or round red placemats. Entryway: remove table at the top and bottom of stairs.
