Open Living and Dining Layout - Help!!

I was hesitant to post here for help but finally hit a point where I cannot make the design layout decisions and getting frustrated. so here's the run down:

- Wife and I redid our newly purchased apt
- it has a open concept living and dining room
- room also has a vertical support beam (I beam exposed)
- 2 sets of. large windows

since the beam is in the way of where the couch could be positioned, we are having trouble figuring out a layout that is optimal for both a decent dining area as well as living space. for example the open plan is approx 17ftx 8ft. the couch we got is the Sven sold at article (88Lx38w) which takes up space. we enjoyed watching TV and lounging but also like to entertain guest with meals.

ok I would turn the couch towards the large window. put the tv to the right or left of window, or on wall it is now. if you leave it on current wall make sure you have a set of chairs which can face towards the center or towards the tv. put a table between high enough to cover a foot stool.

so on a daily basis leave it shoved in, when you have company, pull it out and you can seat 10. you can even move it if you put wheels on it.

Thanks Nancy and HavingFun! Nancy - the images you attached, are they the space that you have or worked on? Or was that modeled after ours? What is the spacial layout the dining area?

As far as the dining space, doing built-in benches or banquette seating. Allows you a little more space for the living area as you don't have to allow for chairs to be pulled out. I did the layout based on your dilemma and space plan. The other poster showed that as well as doing a table that slides out from under your breakfast bar to create a large table for big gatherings.

Thanks, Nancy! Appreciate the advise. I will play around with it and see what options we have. The challenge is that the corner where you have the TV is actually not flat (hidden column) so its about a foot into the room creating a small corner. need to play around with it and see if I can make it work.

on both of my ideas, i forgot to say, the dining room would stay south of the poll. the one with the window would be the window to your side, the small wall would be the small wall next to - on the east side of the island. this way you do not really use any of your lr space.
