You might consider a "full height" 24" deep cabinet next to the sink? Inside would be room for mop broom, vacuum, etc. also you could do a rod for hanging coats etc. inside. I like the hanging rod over the sink, perfect for drip dry and hanging when stuff comes out of the dryer! BUT that omits the small counter beside the sink! I guess using the top of the washer/dryer for folding works?

Erin, Here is a graphic idea for you. Forego the upper and lower beside the util sink, and get a full height, full depth broom cabinet, with a flip down work surface that can flip up against the cabinet side when not in use. Consider a second wall mounted flip down work surface that could be integrated under the adjacent uppers--be careful to coordinate cabinet height dims, in case you wish to use under cabinet lighting over the w/d. I've shown a second hanging rod, too. that won't interfere with the broom cabt door swing--split the door in two, aligning with the uppers accross. Are you still using a top load washer? As you know, those waste a lot of water and detergent in comparison to the newer models. It is important to take into account if you will upgrade to the high capacity front load machines, and/or setting them up onto pedestal dwr. units. If so, you may wish to account for this in your overall plan and storage cabs located above. I hope that you view these ideas as a step in the right direction for this project. I wish I had thought of a stacking washer and dryer- that's brilliant! What are those fold out line drying things called? I've never seen them before. Do you have to get them custom made or can they be purchased somewhere?

THAT is awesome! If it were me, I'd take it a step further and set a wash sink into a lower cabinet. Storage under there for miscellaneous cleaning supplies. But maybe there isn't room for that, not knowing the dimensions.

Kevin, Kelly and Sawgrass have some great ideas. This space accomodates many functions, and it is very challenging to address each need to it's proper resolution. In the end, you do need storage, just as you need sorting and folding space too. While you are at it, if you had a floor drain, in the event of using the two-tier hanging or an washer break down, that would be a bonus.

Might as well... in for a penny, in for a pound so to speak. DMH's drawing helps me as well. I was planning on putting a hanging rod in my tiny laundry room, and now I know where it should go -- above the door swing, but below the crown!

I love all these ideas! There are so many things that I never would have thought of. I never fold laundry in the laundry room, so counter space is not a top priority for me. I think the broom cabinet is a great idea! I also love the idea of a cabinet under the sink. I have a side by side washer and dryer that I can't replace right now (though I wish I'd thought of stacking!) These suggestions are really helping me utilize the existing space.

DMH- would you suggest getting rid of the smaller cabinet to the left of the broom closet? If clothes are hanging on the second upper rod, you can't access that cabinet anyway, right? Thank you for your drawing. I LOVE it!

Yes, I think that is a great suggestion. When I saw the w/d drawn as they were, and the service sink, too, I assumed that budget is a factor at this point, and like me, you look to garner as much value out of the existing fixtures as possible. Ideally, though, that is a great idea for the use of the sink and the storage below, but realize it will add the expense of a sink/faucet, the (small) surrounding counter and cabinet. As I said earlier, you have had some great advice from a number of sources, it is now best for you to decide what specifically works for you from this design cornucopia.
