how many of you will be seated at night and what will you do with the space. do you need a dining room table?

Yes, we would like to be able to watch tv, considering a wall mount if it maximizes space. We would like to have seating for at least 4 people to relax and hang out. We are planning for a small 42-48" dining room table in the far right corner, so that wouldn't take up space in the living area that I posted.

I took the measurements you gave and drew out a floor plan. Furniture is larger than you realize. The average size of a chair is 35" wide x 35" deep. A loveseat is 60" wide and a 3-seat sofa is 84" wide. End tables vary in size. Though 24" wide is considered standard, rectangular end tables can sometimes be found as narrow as 13". Below are several layouts and none of them leave room for a table next to the window. The first shows a standard sofa with a chair. The coffee table is only 24" wide but there is little room to walk around it.

The next layout shows a standard love seat with two chairs. Everything had to be shifted to the right to keep the walkway for the front door open. The round end tables are 18" across. The final layout only gives seating for 3 but the seating is TV-centric. Once again round end tables provide a place to set drinks.

Thanks for the ideas! The top one is what we were thinking originally, but all look nice. Do you think there would be room for bar stools at the island as well?

So this is the only space that makes sense for a "living room"? What is off the kitchen in your third picture? Looks like bedrooms toward the right and what is to the left?

Yes, I think so. The last picture illustrates the only other open space we have-where I thought we could place a small dining table in one corner, but maybe there is a better use for that space? There is nothing more to the left, just the kitchen, there is a very short hallway to the right leading to 2 bedrooms and 1 bath. There is a large covered porch in the back of the house.

Wondering if you can put a sofa opposite the island and hang the TV on the front of the island. Place bar stools on end of island. Put table in the right corner with two upholstered small chairs that can be pulled into the room for guests and tv viewing. Add three small upholstered stools/benches to use as cocktail table with small tray for balanced drinks tv remote etc.

Or commandeer one of the bedrooms for TV den area, use this front room area for eating, dining area and a small lounge type area with a banquette built in under the short end window.

These rooms all have narrow banquettes, small stools, light colors to get a streamlined look in your room.

tv on bar does sound very reasonable. the bar side that is with all the doors, how about a slide in table, these are very versitile and do not take up much room.

Are you unable to hang the TV on the wide part of the island opposite the long wall? Then have the table in the niche area you mentioned.....it might be worth a try positioning the TV and putting paper on island front to get an idea? Everything is worth working with as your space is so diverse.
