Need help with expanding this kitchen.

Need advice on how to work with a kitchen that adjoins a kitchen area with a large window. We plan on removing the hanging cabinets, lower cabinets and pony wall. Also thinking of opening the small bedroom to the right of the front door to make a dining room. Does it make sense to put an island in the current eating area? Of course we are getting new flooring, lighting, cabiinets, appliances.

The current owners flipped the kitchen/dining area with the living room when they built the house not taking into account the large window.

How are the bedrooms distributed in your neighborhood. How does a basement bedroom count in your area. Is it worth as much as a non-basement bedroom. How many bedrooms in your area would the typical buyer want above grade? Think about how these would affect your home if you are trying to sell. You don't want to make your home less desirable.

I personally would want all 3 bedrooms on the same floor unless I had only one child or a young child and a much older child where maybe the basement bedroom would be acceptable.

What are other options surrounding the kitchen for expanding?

give a floor plan of the home....removing a 3rd bedroom is something I would try to avoid. Can you sketch out an overhead of all spaces.

There is a large bedroom in the basement, so it will still be 3 bedrooms. The bedroom we are considering taking out is 10 x 15.

Get a piece of graph paper and measure and draw out a floorplan. Put lots of measurements on the plan.

There are really no other options to expand the kitchen/dining area unless you take the garage. With the snowy/cold winters a garage is needed. This house is on 20 acres which is the main reason it was bought. I will try to get dimensions, we haven't signed papers yet so that may have to wait. Thanks for your comments. The teenager wants the bedroom in the basement off of a large family room. It has access to the outside.

To just put an island in what is now the dining area doesn't make much sense. Not without any other tie in to the kitchen. It won't be very useful for normal cooking. Maybe could be used to sit and eat at or as a buffet space. Possible some baking, but unless close to where you'd use it it seems like a lot of money to spend for very little every day function. What material is the exterior? It might not cost so much to shorten the windows. Also there are a few posts where people show how they have placed cabinets in front of windows.

The exterior is brick. UPDATE: We have decided not to remove a bedroom for a dining area. We will remove the half wall and the cabinets with the peninsula. New cabinets, appliances, flooring, etc. and will put cabinets along the wall, not showing, across from the table that separates the dining area from the family room. Behind this wall are the basement stairs and a small closet.
