Where to add a closet?

I've got a very small bonus room in my house that I'm planning on using as an office. It has two doors into the room, one off the main hall and one right next to the front door when you enter the house. It feels logical to frame out a closet around the door near the entry in order to create a coat closet. I was going to use the leftover space to make some built-in shelving and turn the room into a very nice office.

It occurred to me that for resale purposes (I'm not going to be in this house long term) I may be better off removing the door near the entry and having the closet open into the office in order to make it a functional bedroom. It would be the house's third bedroom and it would only be large enough for a twin bed (kid's room).

Where would I get the most bang for my buck? Make a coat closet and create a really nice office? Or make the room a functional bedroom that I use as an office while I'm there? See attached sketch (proposed new walls in red).

I would consider this configuration. If the room meets the minimum dimension and square footage requirements, it would not be all that difficult to change the door location from entry closet to bedroom if you wanted to

That's helpful. I like both of those ideas better than what I'm working with now, but they both involve removing the existing door and adding a door into an existing wall. I know that's relatively minor renovation work, but since I'm doing the work myself I'm hesitant to do anything that I don't have to.

If I was designing the house from scratch, I'd definitely have it open to the hallway to the north.

When do you plan to leave this house? No point planning for future owners if you'll be here for at least four years. When the time comes to sell, evaluate any necessary adjustments with your real estate agent.

Can't beat a third bedroom for adding resale value -- big $$$$$. My inclination would be to add a shallow closet along the back wall by the hallway entrance and close off the front entrance. Be sure to add a smoke alarm if it doesn't have one now. The room is too small for two entry doors.
