The layout is super strange and we don't really know how to set up furniture to maximize seating and function.

I have a leather 3-seat sofa that is the only furniture we will need to incorporate. The two large display pieces of furniture were left by the owners, we could keep them or sell them.

Pros- wet bar, bathroom, fireplace, egress window.

Cons- Corners, angled walls, and a support post.

Stairs are to the right side on first picture (by the painters step stool)

Bathroom is the open door to the right of the wet bar (closed door is crawl space/HVAC access)
