Do you need privacy here? I would mount a treatment all the way to the top of the windows to make this room look taller. You could do a cornice in a cool geometric with side panels underneath.

Are you saying the floor tiles will be changed? If so, I recommend a tight grout line in the same color as the new tiles. You'll have a smoother look without the squares of the paned windows being echoed over and over. BTW, I really like the paned window look. Margo, just curious, why do you think they should be removed. I'm viewing on an iPhone, I may be missing something.
For the window in the staircase, I think it should be left undressed unless there is a privacy issue. Maybe a chandelier hanging there, and a live tree in a beautiful, ceramic planter placed near the corner.
Also, for the living area, more substantial, decorative rods for the drapes/curtains.

Agree with bumble on the stair window but am wondering if these are single pane windows. If so, I'd be for changing to double or triple pane, depending on your climate. Also in agreement with bee about grout. Then you'll need some area rugs - one for sitting area and one for under dining table. I usually suggest you buy them first for color inspiration. The dining one should be 4 feet wider and longer (or bigger around) than the table top. The sitting area one should be large enough, and to spare, for all the seating pieces to have their front feet on with a bit of rug extending past the outside of the seats.

Standard windows and functional doors can be very difficult to coordinate. Recently there have been many products developed that have coordinates for both applications made from the same material. I would encourage you to look at some of the Hunter Douglas window shades. Many of their products are decorative and functional. Most clients are tired of the old verticals and wanting more function than heavy draperies on doors. Consider the following options Roller Shade/Skyline Panels , Luminette with Silhouettes, Pirouettes with Luminettes, Vignettes with Vignette Vertiglides. These are just a few of newer options. Congrats on your new home! There is a lot of changes to be done. First, changing the style of your windows is a must, as well as the design of the stair case. In regards to furniture, I'd say to do as much research and base your decisions on color. Color is the key point to making your home stand out.
