I should add that my hubby likes this plan, in which the exercise equipment is in an area open to the rest of the basement (a flex space), the bedroom is in the far corner, and the fireplace is in corner. I don't love the fireplace in the corner as I feel it's hard to arrange furniture around. I also feel he has the bathroom too large and awkwardly laid out, but I'm biased ;)

I think I would like a mash up of the two. I like the bath/bedroom of his plan, but I like the fireplace of your plan. Maybe take his plan and add french doors to the exercise room, giving you another flexible space for over flow guests or hiding things :), or maybe someone wants to work out in private. I also really like the closet in the space at the end of the stairs. Is this a walk up basement? Aside from the stairs I do not see another source of ingress/egress so I am assuming below grade.

I like the second place. The bedroom and bathroom are secluded. First plan gets the noise from the tv. Please don't put in a corner fireplace. There are hundreds of dilemmas complaining about corner fireplaces

or maybe put a pocket door going into bathroom and open shelving behind door for towels and such.

I like the positioning of the fireplace in the new drawing. But I liked the tv and couch positioning of the other drawings. I have a storage space that is 6 feet across and it is tight with one wall of shelves and trying to carry anything in or out is already a little tight, much less width and you couldn't really do much with it. It feels like wasted space to have that long narrow storage space.

I would like a bigger bath and positioning the opening of the exercise room toward the main space makes it a nice flex room. Plus the closet at the end of the stairs is a great idea for extra pillows, blankets, cleaning supplies, paper products etc. Maybe something like this?

Is someone doing this design for you? Or are you guys doing it yourself?

Reading your first post, I was already thinking something more like what your husband suggests would be better. I like the idea of being able to extend the exercising into adjacent spaces.

What are your goals (resale?) and priorities?

Thank you for responses!! We are designing ourselves in conjunction with our contractor. We have a new plan that uses the flex exercise space with french doors and his bigger bedroom, but puts the fireplace as a divider down the middle of the big room. Will post pics Sunday when home.

I like the idea of the closet by the bathroom but we need room to access the furnace on that side, unfortunately. The previous owners who built the house didn't plan the space well.

We definitely want to up resale value but won't be moving for some time, so this will be a space for guests visiting with children, tv watching, and play area for our little.

Any thoughts on LVP for floors? Brands to recommend?
