Pittosporum?

Looks like photos of Mimusops coriacea.

I agree with carolb I think it might be a pittosporum. We have pittosporum shrubs out here in socal that have turned into small trees. Florida can have relatively the same effect. or actually I agree with Mimusops coriacea also leaves do look similiar

The rest of it isn't Tobira either.

The fruit doesn't look like a Seven-Year Apple.

When I first saw the leaves, I thought of clusia. When you say they are a common landscape tree, I also think of clusia, rather than the native Seven Year Apple. The autograph tree or Pitch Apple. Could it be either of these?

Its not clusia...that has fleshier leaves tho the same shape.

FWIW, Eric does this for a living and works at Leu Gardens. As far as I'm concerned, if he speaks up, it's what he says it is.

He definitely knows his stuff, even to the point of sometimes being able to identify the particular individual tree location in photos posted here.
