Many people are eliminating the tub in the master bath these days. So it's a personal choice based on whether you use a tub frequently. You might ask a local realtor what he/she thinks.

I'm a realtor in Utah - not quite sure where you're Crest Lighting so I hope my advice will still apply. Although many new homes adding luxury showers - tubs are still in high demand. Many homeowners love the look and option of bathing. As for as value? Going from a full bath to a 3/4 bath only decreases the value by a couple thousand. My vote: having a separate tub/shower!

In Oklahoma City, we are still putting in tubs, as well as showers, in the master bath. Most of our customers are still enjoying their large master tubs and a separate beautifully tiled shower with nice showerheads and hardware. But we aren't making the showers too large as I hear complaints of people getting cold in a larger shower- even with a glass door. It's all a personal choice.

I vote for a private toilet room over a tub as long as there's a tub in another bathroom.

A private toilet room will not be necessary if you have a powerful ducted-to-the-outside exhaust fan. Most people use the toilet privately with the bathroom door closed. Only if you are both in the bathroom at once would a private WC be needed.

A private toilet stall has never done anything for me. I still wouldn't want anyone in the rest of the bathroom while I am in the stall. So I don't see the point.

But I do like to take a bath from time to time and if it was a beautiful tub probably a lot more.

Lisa and Eric, Sorry but I have to ask, how the heck did you get furniture into that master bedroom in your first picture?

We generally try to create a toilet niche or recessed area and have a large stand alone tub. Depending on the area, generally stand alone tubs will bring more value to a luxury bathroom as the tub is many times the show piece of the bathroom and can be accented very nicely. Attached are a couple pics of a bathroom in which we did both toilet niche and a large stand alone tub.

I have to agree with Lisa and Eric: I vote for a private toilet room over a tub as long as there's a tub in another bathroom. What I'm seeing in NWPA is high demand for custom showers in the master bath. Every single bathroom renovation I have completed in 2017 had a custom shower and most include a wider opening and bench for accessibility in the golden years. My customers are also interested in a separate WC or niche. It seems in my area, most home owners are ok with the tub being in the shared bathroom someplace else in the house.

Woodteam5 - you're right, it's not a luxurious amount of space but we made it work with a California king-sized bed (6' wide by 7' long). Keep in mind our closets are big for a bungalow so we don't need dressers in the bedroom. Just enough space to add a giant no-no of a TV and a pointless swivel chair. Moving in was done with a protractor.

Lisa and Eric, Great job. I didn't think the space was small, just the opening going around a corner into the room was tough. Pointless swivel chairs can be very nice lol

We recently bought a new home and opted for a shower (no tub) in our MBR bath. My husband insisted on a toilet room and I completely agree with him. I believe a luxurious shower in the master is a better choice than a tub as long as there is a tub in another bathroom in the home.

We use our private toilet DAILY and our bathtub quarterly! Once you’ve had a private toilet you can’t go without-just like heated floors.

Bathtubs are just large dust collectors! We'd rather have a toilet room, so that we can both be in the bathroom getting ready at the same time.

Its a personal choice but I would do toilet compartment.
