General contractor fee vs supervisor fee

One of the contractors bidding on our project wants to charge 15% on all labor and material. but he also has a supervisor fee of 300 a day. Is this fair? We live in miami beach

    First, make sure before you sign a contract that he has experience of running the project and oversee every trade on the job and go out and talk to previous customers for who he did project supervision work and how did that go.

    Second, make sure all his duties are specified clearly in the contract, the completion date, etc, get the price for the complete project and see if it's worth it to you.

    With that said, as the pricing goes, it depends on the project, the length of the project and what is his duty's as "supervision" goes. If he does the work and he wants to be a GC on the job he should take full responsibility of subcontractor scheduling, material orders, inspections, and oversee to make sure the job conditions are safe, etc and should be on the job site every day.

    I was doing a few jobs involving so-called supervisors, one was the architect who drew the plans he was charging the customer supervision fee and oversee the project... I was a GC on the job supervising the work and being there every day for the most part of the day, and I saw the architect come to the site 3 times total in 6 months the project lasted and 2 times out of 3 he did a drive by.

    Another job there was a supervisor, he took a stroll in the morning and took a stroll at the end of a workday, and if you ask him something he had no clue whats going on and had to run to the homeowner for the answer, nothing was scheduled right, material delivery delays, he would call us to come in to do the work, we would get there and nothing was ready. The job should have been done in 4 months, it lasted 6 instead and I was asked to bring the job to an end because he was milking the job and they let him go.

    Miami Beach probably the going rate, but you should always get at least three quotes to compare.

    You could always stipulate an end of project date...that if it extends beyond X-Date, there won't be aby $300 a day fee. The fee seems high to me, but you are in Miami. Maybe you could negotiate a lower $ per day fee.

    If your build is completed in 100 days (probably not possible) then you're paying him an extra $30,000. I have no experience with the Miami market but it seems excessive to me.
