All I can help with is you need to put the bed room with a legally sized exterior egress, so best place looks like the area near the frenchdoors unless you plan to enlarge Windows and add doors. Good luck.

@Roarah, thx. My town doesn’t req window for office. Ideally, the gym and the extra room would be next to each other on the east side but the sump pump is located on the ES corner. We will lock the wall down on the bottom stairs to creat visual openness. We would like a more OPEN CONCEPT floor plan. Current plan the kids indoor slide swing set would be in the Hall way in front of gym and kitchenette area. Another thing is Pool guests have to walk thru the entire bsmt to access the bathroom.
