Tiny Triangle Kitchen Remodel Ideas

Hello,

I'm rebuilding the kitchen in my condo after suffering some flood damage and am looking for ideas. It's tiny, and built in a triangle shape, causing several hard to reach areas. To add to this, there is a sink drainage pipe in one wall coming from the upstairs neighbor, and I believe the part of the wall to the left of the entry is load bearing. I'm looking to see if the blueprints are available to confirm this.

For the scope of work, planning on replacing the upper and lower cabinets and countertop, retile the floor.

I would love to blow out the wall leading to the living room, making the sink and counter an island/peninsula, but the pipe and load bearing portion are limiting this. There is also a frustrating triangle portion of counter between the stove and refrigerator, accompanied by an angled ded space in the cabinet above.

Please excuse the mess in the photos, the cabinets were emptied out following the water damage.

Are apartment-sized appliances sufficient for your needs--18" DW, 24" range, 24" fridge?

Planning on downsizing the sink, my wife will fight me on the stove and dishwasher so I think those will stay standard size.

Does your budget allow for the cost of moving e.g. gas lines, plumbing, which may also require filing with your local building department, being inspected, etc. Given how impressively tight that space is, this is important to know.

A.'s comment is well-taken. Often condo assoc's do not allow you to move plumbing, but that seems likely to stay unchanged. However, for my plan, you would need to add electrical for refrig new location, and extend gas for range -- both of which could be costly.

These allow range top to be used as counterspace when not cooking.

Wow, thanks for the effort mjlb! Have to see if the gas lines can be moved. My budget would probably not cover relocating the sink.

I’d also like to squeeze some drawers in, there is not a single one in there and it bugs me.

I don't think you'll have a problem with the sink - it's staying in same spot, more or less. You could have drawers on either side of range. You could also shift range to the right, and have wide drawers to the left. Some people want a landing space on both sides of range; other people are fine with range nearly against the wall. Most microwaves have hinge on left, so if range is shifted right, it could be awkward to access the OTR m/w. Some very tight measurements for your space - be extra careful that room for refrig door to open fully, etc.

I don't see a good solution without small appliances. Any sacrifice caused by an 18" dishwasher, 24" stove and 24" fridge would be far, far outweighed by the counter space gained.

I like mjlb's plan. Eliminating the U-shape and having two cabinet lines facing one another is much more efficient. I'm concerned about the room dimensions, though. In the photo, it doesn't look like there's enough room between the two counters where they converge.

I can't see much of an advantage to putting the range across the room. If you can talk your wife into an 18" DW, and a 24" sink, you can at least get some prep space between the sink and range. You could have an 18" pull-out drawer base, which would reveal access to ROTS in the blind corner. It could be moved over beside the sink (red rectangle) for extra prep space when needed. Or, you could opt for a more expensive corner solution, pics below.

Using a 24" wide fridge might allow you to move the range over enough to install a 36" super susan, and leave space for a narrow trash pull-out beside the sink.

If you’re putting in the work to redo all of this I would check on wall removal. I would use that entire space for better flow and natural light and views. Good luck.

    What is your family composition?

Could we please see a layout of the entire condo? That not only lets us how the Kitchen relates to the rest of the condo, but it also gives us a better overall feel and might spark other ideas.

How often do you and your family cook?
